COMMUNITY ZONING APPEALS BOARD 10 will hold a Public Hearing on the following zoning applications on July 14, 2026, at 6:30p.m. at Ruben Dario Middle School 350 NW 97 Avenue, Miami, Fl.
T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: GLOCAR SERVICES INC. Z2022000294 The application is to permit an existing tire shop located on the subject site to continue to conduct the installation, repair, and storage of tires under existing aluminum roof areas, and not within an enclosed building as required by Code. Additionally, the application seeks to permit existing structures to be located closer to property lines than permitted, and to cover more area on the property than allowed by Code. The application also seeks to allow less street trees and open space, waive the required buffer wall where the business abuts the adjoining residential properties, allow backing out of vehicles onto the street (not permitted), and to provide no parking spaces on the property.
1. NON-USE VARIANCE to permit the existing building to setback 9’-10” (20’ required) from the front (south) property line, to setback 1’-4” (15’ required) from the side street (east) property line, to setback a minimum of 5’ (15’ required) from the interior side (west) property line and to setback 12’-6” (20’ required) from the rear side (north) property line.
2. NON-USE VARIANCE to permit the existing vehicle lifts to setback a minimum of 6’-7” (15’ required) from the side street (east) property line.
3. NON-USE VARIANCE to permit a lot coverage of 61.3% (40% maximum permitted).
4. NON-USE VARIANCE of zoning regulations requiring all uses to be conducted within completely enclosed buildings; to waive same to permit the usage of existing vehicle lifts and tire storage be conducted under existing covered canopy roofed areas.
5. NON-USE VARIANCE to permit 0 parking spaces (4 parking spaces required).
6. NON-USE VARIANCE to permit a landscape open space area of 7.5% (18% minimum required).
7. NON-USE VARIANCE to permit backing out of vehicles into the street (not permitted).
8. NON-USE VARIANCE to permit 1 street tree (3 street trees required).
9. NON-USE VARIANCE of zoning regulations requiring 6’ high decorative masonry wall where a business lot abuts a RU zoned district; to waive same along the interior side (west) property line, and to permit an existing 4’ high wall along the rear (north) property line.
10. NON-USE VARIANCE to permit an existing attached metal roof canopy with a total length of 63’-9’ (50’ maximum permitted).
11. NON-USE VARIANCE to permit an existing metal awning to project of 13’-2” from the building wall (9’ maximum permitted), and to setback 1’-4” from an official right of way line (7’ minimum required).
