Public Hearing MIAMI-DADE COUNTY COMMUNITY ZONING APPEALS BOARD 11 will hold a Public Hearing on the following zoning applications on July 7, 2026, at 7:00p.m. at Kendall Village Center Civic Pavilion, 8625 SW 124 Avenue, Miami, Fl. T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: PEDRO E. AND GRACIELA RODRIGUEZ Z2023000279 The application is to modify condition of a prior resolution, only as it applies to the subject property, in order to modify the previously approved lake slope to permit plans for an existing wood deck, concrete piles and foundation and concrete slab to be placed waterward from the top of slope into a lake that is not permitted by Code. (1) MODIFICATION of Conditions #1 and #2 of Resolution Z-210-69, passed and adopted by the Board of County Commissioners, only as it applies to the subject property, reading as follows: FROM: “1. That detailed plans be submitted to and meet with the approval of the Director of the Building and Zoning Department; and said plans be substantially in compliance with that submitted for the hearing entitled ‘Map to Accompany Application for Rezoning,’ prepared by Schwebke-Shiskin & Associates, Inc, Order No. 93437 dated January 1969.” TO: “1 That said property shall be developed substantially in accordance with the plans entitled “Zoning Hearing to Legalize Dock, Trellis and Modification of Lake Slope” as prepared by Alexander Camps, A.I.A., dated stamped received 4/10/26, consisting of 2 sheets.” FROM: “2 That the perimeter be backfilled and graded to meet with the approval of the Director of Public Works, except that a slope of 3’ horizontal to 1’ vertical be permitted on the lagoon and a slope of 1’ horizontal be provided on the canal excavation; that the bottom depth of the lagoon be excavated to a minimum elevation of -10’, mean sea level.” TO: “2 That said property shall be developed substantially in accordance with the plans entitled “Zoning Hearing to Legalize Dock, Trellis and Modification of Lake Slope” as prepared by Alexander Camps, A.I.A., dated stamped received 4/10/26, consisting of 2 sheets.” The purpose of the Request #1 is to allow the applicant to modify the previously approved lake slope, only as it applies to the subject property, in order to modify the existing lake slope and to permit the existing wood deck, existing concrete columns, concrete piles, and existing slabs on existing continuous concrete footing located waterward of the top of slope. (2) NON-USE VARIANCE to permit an existing wood deck, existing concrete columns, concrete piles and existing slabs on existing continuous concrete footing waterward from the top of slope into a lake (not permitted). The aforementioned plans are on file and may be examined in the Department of Regulatory and Economic Resources. Plans may be modified at public hearing. In addition, the application is to allow the proposed liquor package store with the sale of alcoholic beverages on Sundays. (1) SPECIAL EXCEPTION to permit a liquor store spaced less than the required 2,500’ from religious facilities and public schools. (2) NON-USE VARIANCE to permit a liquor package store with Sunday sales of alcohol (Sunday sales not permitted except only during the month of December). A special purpose survey map entitled “Specific Purpose Survey”, as prepared by Surv Tech Solutions, Inc., dated stamped received 1/26/25, consisting of 2 sheets, are on file and may be examined in the Department of Regulatory and Economic Resources.
