Public Hearing MIAMI-DADE COUNTY COMMUNITY ZONING APPEALS BOARD 11 will hold a Public Hearing on the following zoning applications on July 7, 2026, at 7:00p.m. at Kendall Village Center Civic Pavilion, 8625 SW 124 Avenue, Miami, Fl. T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: WAL MART STORES EAST LP Z2024000250 The application seeks to modify a condition of previous resolutions as well as a previous recorded Declaration of Restrictions, in order to submit a revised site plan showing the expansion to the existing grocery store and creation of new parking area. (1) MODIFICATION of Condition #2 of Resolution No. Z-124-90, last modified by Resolution No. CZAB11-15-09, passed and adopted by the Community Zoning Appeals Board (CZAB 11), reading as follows: FROM: “2. That in the approval of the plan, the same be substantially in accordance with that submitted for the hearing entitled “Walmart, Kendall Fl. Store #1680-03”, as prepared by Kimley-Horn & Associates, Inc., dated stamped received 5/22/09 for a total of 7 sheets. Any future additions on the property which conform to Zoning Code requirements will not require further public hearing action.” TO: “2. That in the approval of the plans, the same be substantially in Accordance with that submitted for the hearing entitled “Walmart NO. 01680-261 Supercenter OPD Expansion”, as prepared by Cuhaci Peterson, consisting of 21 sheets dated stamped received 02/27/2026 and “Walmart Kendall, FL”, as prepared by Cuhaci Peterson consisting of 6 sheets dated stamped received 04/29/2025 for a total of 27 sheets. (2) MODIFICATION of Paragraph #1 of the Declaration of Restrictions, recorded in Official Record Book 14630, Pages 1633-1640, as modified by a Modification of Declaration of Restrictions recorded in Official Record Book 27366, Pages 1831-1834, reading as follows: FROM: “1. That in approval of the plan, the same be substantially in accordance with that submitted for the hearing entitled “Walmart, Kendall Fl. Store #1680-03”, as prepared by Kimley-Horn & Associates, Inc., dated stamped received 5/22/09 for a total of 7 sheets.” TO: “1. That in the approval of the plans, the same be substantially in Accordance with that submitted for the hearing entitled “Walmart NO. 01680-261 Supercenter OPD Expansion”, as prepared by Cuhaci Peterson, consisting of 21 sheets dated stamped received 02/27/2026 and “Walmart Kendall, FL”, as prepared by Cuhaci Peterson consisting of 6 sheets dated stamped received 04/29/2025 for a total of 27 sheets. The purpose of requests #1 and #2 is to allow the applicant to modify a previously approved resolution, as well as a prior covenant, in order to submit revised plans showing the expansion of an existing grocery store and creation of additional parking area. The aforementioned plans are on file and may be examined in the Department of Regulatory and Economic Resources. Plans may be modified at public hearing.
