THOMAS UNIVERSITY CAMPUS DEVELOPMENT (MIAMI GARDENS, FLORIDA) St. Thomas University Launches RFQ for Landmark Miami Gardens Campus Redevelopment Featuring Hotel and Hospitality, Mixed-Use Retail and Dining, Market-Rate and Workforce Residential, Student Housing, Athletic and Recreational Amenities, and More The University seeks to develop a modern campus environment integrating academic, residential, and mixed‑use elements along the Palmetto Expressway, as reflected in the above conceptual rendering, which is intended as a vision exercise and allows for developer creativity. St. Thomas University invites Statements of Qualifications from highly qualified development teams to partner in a transformational, long-term campus redevelopment opportunity in Miami Gardens, Florida. The University is evaluating the potential development of approximately 27 to 28 acres of its main campus. This includes a significant development parcel adjacent to the Palmetto Expressway and located within a federally designated Opportunity Zone, as well as additional potential redevelopment sites situated throughout the University’s broader campus. CAMPUS DEVELOPMENT VISION PLAN The above aerial 3D site plan outlines potential academic, residential, athletics, and mixed‑use development across the University campus. The University seeks a Master Developer to help plan and implement one or more projects and phases that may include a hotel and mixed retail, student, affordable, and market-rate housing, along with broader campus initiatives. The University emphasizes flexibility for creative and market-responsive concepts. Development is contemplated under a structure in which the selected developer would be responsible for project financing and delivery, working in close coordination with the University to advance its long-term campus objectives. The RFQ reflects the University’s interest in a broader campus-wide scope, which includes facilities such as the Allied Health and College of Nursing Building, the Academic Tower, and the Multi-Purpose University Center, among other potential components.
