The application is to permit a proposed group home on the subject property that is spaced less than required from another existing group home in the area. Additionally, the application also seeks to allow the existing structure that is to be converted into the proposed group home, to be located closer to the property lines than permitted by Code.
(1) SPECIAL EXCEPTION to permit a proposed group home to be spaced 988’-6” (1,000’ required) from another existing group home.
(2) NON-USE VARIANCE to permit the existing structure to setback a minimum of 9.3’ (15’ required for 50% of the lineal footage width of the house, and 25’ required for the balance) from the rear (north) property line, to setback 5.93’ (6.5’ required) from the interior side (west) property line, and to setback 12.07’ (15’ required) from the side street (east) property line.
Plans are on file and may be examined in the Department of Regulatory and Economic Resources, entitled “11000 NW 5TH AVE,” as prepared by Preparer Unknown, consisting of 4 sheets, and a special spacing survey map consisting of 1 sheet, all dated stamped received 4/15/2026, for a total of 5 sheets. Plans may be modified at public hearing.
