PUBLIC NOTICE SUBSTANTIAL COMPLIANCE ADVERTISEMENT Pursuant to Section 33-310.1(A)(I) of the Code of Miami-Dade County, the Assistant Director of the Department of Regulatory and Economic Resources has approved the following Substan- tial Compliance Determination: Application No. D2026000002 – Substantial Compliance Determination to replace previously approved amenities with two pickleball courts, an open-air cabana, and a small- er pool and pool deck, located at the southeast corner of SW 199 Avenue and SW 344 Street, Miami-Dade County, Florida. The submittal includes plans entitled “Legacy Villas at Palms Drive” prepared by Pascual Perez Kiliddjian Starr Architects and Planners, consisting of nine (9) sheets date-stamped re- ceived February 20, 2026; twenty-one (21) sheets prepared by AB Design Group, date-stamped received April 6, 2026; and fifteen (15) landscape sheets prepared by Witkin Hults + Partners – Landscape Architects + Planning, date-stamped re- ceived February 20, 2026, for a total of forty-five (45) sheets, that were found to be substantially in accordance by the De- partment of Regulatory and Economic Resources with the previous plan approved pursuant to Resolution No. Z-18-22 passed and adopted by the Board of County Commissioners. Any property owner in the area may appeal a decision by filing an appeal of Administrative Decision application on or before June 23, 2026.
