The application is to permit the rezoning of the subject property from EU-1, (minimum one acre lots) to EU-S (minimum 25,000 sq. ft. lots), which could allow the property to be developed with more residential units than currently allowed. In the alternative, the application seeks to permit proposed lots with less lot width than required by Code under the current EU-1 zoning district regulations and to allow less right of way dedication than required by Code.
(1) DISTRICT BOUNDARY CHANGE from EU-1, Single-Family One Acre Estate District to EU-S, Estate use Suburban.
OR IN THE ALTERNATIVE
(2) NON-USE VARIANCE to permit certain lots with a lot area varying between 25,000 sq. ft. to 36,812 sq. ft. (43,560 sq. ft. gross required).
(3) NON-USE VARIANCE of zoning and subdivision regulations requiring rights-of-way to be 50’ in width; to waive same to permit 18’ of dedication for the east half of SW 95 Avenue (25’ required).
A survey is on file and may be examined in the Department of Regulatory and Economic Resources, entitled “Survey” as prepared by Hadonne, consisting of 1 sheet, dated stamped received 4/1/26. Plans may be modified at Public Hearing.
