MIAMI-DADE COUNTY COMMUNITY ZONING APPEALS BOARD 2 will hold a Public Hearing on the following zoning applications on May 26, 2026, at 7:00p.m. at Highland Oaks Park, 20300 NE 24 Avenue, Miami, Fl.
THIS IS AN IN-PERSON MEETING APPLICANT: MARINER COMMONS LLC. Z2024000121
The application is to allow an existing Class C Sign to be located closer to NE 205 Terrace and to the front property line than permitted by Code. Additionally, the application seeks to allow the existing class C sign to have a greater height than permitted by Code.
1) NON-USE VARIANCE of zoning regulations requiring that no detached Class C sign shall be located closer to an official right- of-way line than the nearest existing substantial building fronting on the same side of the street and within 100 feet of the Class C sign; to waive same and to permit an existing Class C Sign to be located closer to an official right of-way.
2) NON-USE VARIANCE to permit the existing Class C Sign to be setback 18.31’ (minimum 20’ required) from the front (north) property line.
3) NON-USE VARIANCE to permit the existing Class C Sign to be 42’ in height (30’ feet max permitted).
Plans are on file and may be examined in the Department of Regulatory and Economic Resources, entitled “Elevation”, as prepared by C.E.T. Carl E. Thompson, JR., P.E., dated stamped received 6/24/2024, consisting of one (1) sheet and “Specific Purpose Survey for 3N Outdoor Media LLC.”, as prepared by Colliers Engineering & Design, dated stamped received 10/4/2024, consisting of two (2) sheets, for a total of three (3) sheets . Plans may be modified at public hearing.
