NOTICE IS HEREBY GIVEN THAT ON WEDNESDAY, MAY 13TH, 2026, AT 6:00 P.M., THE CITY OF HIALEAH PLANNING AND ZONING BOARD WILL HOLD A PUBLIC HEARING IN THE COUNCIL CHAMBERS OF CITY HALL, 3RD FLOOR, 501 PALM AVENUE.
THE PLANNING AND ZONING BOARD WILL CONSIDER THE FOLLOWING REQUESTS:
Rezoning property from C-2 (Liberal Retail Commercial District) to R-3-3 (Multiple-Family District). Variance permit to allow a street-side setback of 10 feet, where 15 feet are required. Property is located at 2295 West 4th Court, Hialeah, zoned C-2 (Liberal retail Commercial District).
Rezoning property from R-1 (One-Family Residential District) to R-2 (One- and Two-Family Residential District). Variance permit to allow the legalization of a detached duplex on a substandard lot with a lot width of 50 feet, where 75 feet is required; to allow a total lot area of approximately 6,750 square feet, where 7,500 square feet is required; to allow the existing principal building to have a front setback of 24.75 feet, where 25 feet is required, and a west side setback of 7.08 feet, where 7.5 feet is required; to allow the existing detached dweling unit to be legalized with a floor area of approximately 848 square feet, where 1,000 square feet is the minimum required; to allow a rear setback of 5.91 feet, where 25 feet is required; to allow an east side setback of 4.50 feet, where 7.5 feet is required; and to allow a west side setback of 3.08 feet, where 7.5 feet is required. Property is located at 574 East 21st Street, Hialeah, zoned R-1 (One-Family District).
Variance permit to allow an interior north side setback of 4.91 feet, where 7.5 feet is required, for the legalization of an existing terrace; and to allow a 7-foot-high wooden fence along the north and south side lot lines, where a maximum height of 6 feet is permitted. Property is located at 371 Pash E Ho Wa Drive, Hialeah, zoned R-1 (One-Family District).
ALL RECOMMENDATIONS MADE AT THIS MEETING WILL BE PRESENTED FOR HEARING TO THE CITY COUNCIL AT ITS MEETING OF TUESDAY, MAY 26TH, 2026.
