MIAMI-DADE COUNTY BISCAYNE SHORES COMMUNITY COUNCIL (7) CDMP PUBLIC HEARING You are invited to participate in the meeting below: BISCAYNE SHORES COMMUNITY COUNCIL (7) 6:30 PM, May 7, 2026 Dr. Martin Luther King, Jr., Office Plaza, Conference Rooms 1-4, 2525 NW 62nd Street, Miami, FL 33147 The Public Meeting Will be In-Person Only The Community Council is holding a public hearing to address Application No. CDMP20250006 requesting an amendment to the Miami-Dade County Comprehensive Development Master Plan (CDMP). The application is summarized as follows: Applicant Name: Biscayne Shores Development Group, LLC; CDMP20250006 Location: Between Biscayne Boulevard and NE 14 Avenue and between NE 114 Terrace and NE 115 Street, on the south side of the Biscayne Shores and Gardens Park. Property Size: ±4.1 acres. Requests: 1) Text amendment to the "High Density Residential" land use category of the CDMP Land Use Element to clarify and add criteria for development between 125 and 150 dwelling units per gross acre; 2) Redesignate the application site on the CDMP Adopted 2030 and 2040 Land Use Plan (LUP) map: From "Business and Office" (±3.63 gross acres/±3.51 net acres) and "Medium Density Residential"(13 to 25 dwelling units per gross acre) (±0.45 acres), To "High Density Residential" (60 to a proposed 150 dwelling units per gross acre); 3) Add the proffered Declaration of Restrictions to the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2025000097. General Hearing Information: The Community Council may adopt recommendations to the Planning Advisory Board and the Board of County Commissioners at the conclusion of the public hearing. Multiple board members of individual community councils may be present. This meeting is free and open to the public.
