Pursuant to Section 33-310.1(A)(V)(B) of the Code of the Miami-Dade County, the Assistant Director of the Miami-Dade County Department of Regulatory and Economic Resources has approved with condition(s) the following request for Administrative Modification of the Gran Park/Flagler Station Development of Regional Impact (“DRI”), to amend Condition No.4 of Resolution Z-15-14, passed and adopted by Board of County Commissioners Miami-Dade County, Florida, on December 18, 2014; and Condition No.19 of Resolution Z-114-83, passed and adopted by the Board of County Commissioners Dade County on June 23, 1983, amended by Resolution No. Z-7-05, passed and adopted by the Board of County Commissioners of Miami-Dade County on March 17, 2005, and further modified by Administrative Modifications No. M2023000016 and M2024000033. Process No: M2025000024 Applicant(s): HDCAL Flager Station, LLC; BOF FL Flager Station, LLC; and Flager Station Office, LLC (the “Applicant”) in connection with Gran Park/ Flagler Station Development of Regional Impact (“DRI”) Property Location: 10451 NW 117 Avenue, in unincorporated Miami-Dade County, Florida REQUEST(S): 1. HDCAL Flager Station, LLC; BOF FL Flager Station, LLC; and Flager Station Office,LLC request the Administrative Modification of Condition No. 4 of Resolution No. Z-15-14, to modify the intensity thresholds of a 1983 approved DRI Master Development Plan by simultaneously increasing the industrial/warehouse building area and decreasing the office area, reading as follows: (4) MODIFICATION of DRI Master Development Plan, figure 5-1, to reflect the changes to the DRI development program and to assign the revised uses to the plan, FROM: “ Industrial / Warehouse 6,560,343 SF Office 919,398 SF Services 203,600 SF Business Services 155,000 SF Retail Services 43,600 SF Automotive Service 5,000 SF +16 Fueling Positions Hotel 170,000 SF (250 Rooms)” TO: “ Industrial / Warehouse 6,870,343 SF Office 887,398 SF Service 203,600 SF Business Services 155,000 SF Retail Services 43,600 SF Automotive Service 5,000 SF +16 Fueling Positions Hotel 170,000 SF (250 Rooms)” 2. HDCAL Flager Station, LLC; BOF FL Flager Station, LLC; and Flager Station Office, LLC request the Administrative Modification of Condition No.19 of Resolution No. Z-114-83, passed and adopted by the Board of County Commissioners Dade County on June 23, 1983, amended by Resolution No. Z-7-05, passed and adopted by the Board of County Commissioners of Miami-Dade County on March 17, 2005, and further modified by Administrative Modifications No. M2023000016 and M2024000033, reading as follows: FROM: “19. The Master Development Plan attached as Exhibit “B” reflects the current conceptual land use plan and development program for the property, which along with the application for Administrative Modification M2024000033, are incorporated herein by reference and relied upon by the parties in discharging their statutory duties under Chapter 380, Florida Statutes. Substantial Compliance with the representations contained in the Master Development Plan and the Application for Development Approval are conditions for approval unless waived or modified by agreement among the parties.” TO: “19. Substantial Compliance with the representations contained in the Master Development Plan and the Application for Development Approval are conditions for approval unless waived or modified by agreement among the parties.” The purpose of this Administrative Modification is to allow the applicant to redevelop the property with Industrial/warehouse uses by converting the built office to warehouse.
