Public Hearing THE MIAMI-DADE COUNTY BOARD OF COUNTY COMMISSIONERS Will hold a Public Hearing on the following zoning applications on April 23, 2026, at 9:30a.m. in the Miami-Dade County Commission Chambers, located on the 2nd Fl, Stephen P. Clark Center, 111 NW 1st St, Miami, Fl 33128. T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: 232 HOLDINGS, LLC AND 12499 HOLDINGS, LLC. Z2025000125 The application seeks to allow a rezoning of the subject property from RU-3M (12.9 units per acre) to RMD, Residential Modified District, and to delete two (2) existing covenants running with separate portions of the land restricting the property to previously approved plans, in order to allow this subject site to be developed with a 192-unit multifamily residential development. Additionally, the application also seeks to allow the main entrance for one (1) of the proposed residential buildings to be accessed from a parking lot (not permitted). (1) DISTRICT BOUNDARY CHANGE from RU-3M, Minimum Apartment House District, to RMD, Residential Modified District. (2) DELETION of a Declaration of Restrictions recorded in Official Records Book 26676, Pages 1313-1318, of the Public Records of Miami-Dade County, Florida. (3) DELETION of a Declaration of Restrictions recorded in Official Records Book 30819, Pages 2911-2916, of the Public Records of Miami-Dade County, Florida. The purpose of requests #2 and #3 is to allow the applicants to delete existing covenants that restrict the subject property to prior site plans, in order to be able to build under the proposed zoning district. (4) NON-USE VARIANCE of the Residential Modified District Regulations requiring that the primary entrance of a building shall provide access to a street; to waive same and permit the primary entrance for one (1) of the proposed residential buildings to be accessed from a parking lot. LOCATION: Lying on the southeast corner of South Dixie Highway (SR 5) and SW 232 Street, Miami-Dade County, Florida. SIZE OF PROPERTY: ±4.93 gross (±4.89-net) Acres APPLICANT: JOHN P. & SOSAMMA THOMAS Z2025000130 The application is to permit a rezoning from EU-1 (Minimum 1 acre lots) to RU-3M (12.9 units per net acre) which would allow the property to be developed with more residential units than currently allowed. DISTRICT BOUNDARY CHANGE from EU-1, Single-Family One Acre Estate District, to RU-3M, Minimum Apartment House District. LOCATION: 19850 SW 124 Court, Miami-Dade County, Florida.
