TOWN OF CUTLER BAY NOTICE OF ZONING WORKSHOP The Town of Cutler Bay will hold a ZONING WORKSHOP on Monday, March 16, 2026, at 6:00 PM at the Town of Cutler Bay Town Council Chambers, 10720 Caribbean Blvd., Cutler Bay, FL 33189. The Zoning Workshop shall provide an open forum for members of the public and the Town Council to review and interact with the developers associated with the following proposed development(s) in the Town: Project 1: Applicant: Flanigan’s Enterprises, Inc. Project Number: PLAN- 12-25-00140 Location: 20971 Old Cutler Road Folio: 36-6009-039-0030 Description: Major modification to site plan approved by Resolution No.18-79 to construct a free-standing 6,400 square foot building on the property to operate a full-service Flanigan’s restaurant. Project 2: Applicant: ARQ211 LLLP Project Number: PLAN-12-25-00142 Location: 11155 SW 211 Street Folio: 36-6007-021-0020 Description: Mixed-Use Project (Multi-Family and Retail). The Applicant is requesting a variance from Sec.3-60(4) of the Town of Cutler Bay Land Development Regulations, relating to building frontage on primary street (SW 211 Street) to reduce the required 100% building frontage to 89%. PLEASE NOTE: The Zoning Workshop will consist of two (2) sessions beginning at 6:00 PM First Session (6:00 – 6:30 PM), lasting thirty (30) minutes provides a forum for members of the public to learn about the proposed development project within the Town. During this session, the public is encouraged to ask questions and to provide feedback to the applicant about the proposed developments. Second Session (6:30 PM), immediately following the first session, provides a forum for the Town Council to learn about the proposed development project discussed during the first session. During this session the applicant will be available to answer any questions posed by the Town Council about the proposed development. The proposed site plans may be inspected by the public at the Town Clerk’s Office at 10720 Caribbean Blvd., Ste. 105, Cutler Bay, FL 33189. Interested parties are invited to attend the zoning workshop or provide written comments to the Town Council.
