The Community Council is holding a public hearing to address Application Nos. CDMP20250007, CDMP20250020 and CDMP20250021 requesting amendments to the Miami-Dade County Comprehensive Development Master Plan (CDMP). The applications are summarized as follows:
GPC Miami Business Park, LLC; CDMP20250007 LOCATION: West side of the Homestead Extension of Florida’s Turnpike (and generally east of SW 112 Avenue), between SW 196 Street and SW 186 Street (SR- 994).; SIZE: ±84.80 acres; REQUESTS: 1) Redesignate the application site on the CDMP Adopted 2030 and 2040 Land Use Plan (LUP) map: From: "Office/Residential” and “Low-Medium Density Residential” (6 to 13 dwelling units per acre) To: "Industrial and Office”; “Business and Office”; and “Low-Medium Density Residential” (6 to 13 dwelling units per acre); 2) Add the proffered Declaration of Restrictions to the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2025000117. 288 ST LLC; CDMP20250020 LOCATION: Southwest corner of the intersection of SW 288 Street and SW 177 Avenue (Krome Avenue); SIZE: ±10.15 acres; REQUESTS: 1) Redesignate the application site on the CDMP Adopted 2030 and 2040 Land Use Plan (LUP) map: From: “Estate Density Residential” (1 to 2.5 dwelling units per gross acre) To: “Business and Office”; 2) Add the proffered Declaration of Restrictions to the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2025000254. Lennar Homes, LLC; CDMP20250021 LOCATION: Between SW 272 Street and SW 278 Street and between SW 157 Avenue and SW 159 Avenue; SIZE: ±40.16 acres; REQUESTS: 1) Redesignate the application site on the CDMP Adopted 2030 and 2040 Land Use Plan (LUP) map: From: “Estate Density Residential” (1 to 2.5 dwelling units per gross acre); To: "Low Density Residential" (2.5 to 6 dwelling units per gross acres); 2) Add the proffered Declaration of Restrictions to the Restrictions Table in Appendix A of the CDMP Land Use Element, if accepted by the Board of County Commissioners. This application is being processed concurrently with zoning Application No. Z2025000256.
The Community Council may adopt recommendations to the Planning Advisory Board and the Board of County Commissioners at the conclusion of the public hearing. Multiple board members of individual community councils may be present. This meeting is free and open to the public.
