Public Notice The Miami-Dade County Developmental Impact Committee Lower Council will review the following applications on Wednesday, February 25, 2026 starting at 10:00am. The applications to be reviewed are as follows: DIC Zoning 10:30am Z2025000230 - 3650 Bird Road Owner LLC (the “Applicant”) seeks approval of a Special Exception for a General Development Plan for the property located east of Douglas Road (SW 37 Avenue) and the Douglas Road Metrorail Station, and north of the Metrorail right-of-way, within proximity to the SMART Plan Corridor. The Property is identified by Miami- Dade County Property Appraiser Folio No. 01-4121-004-0040 and contains approximately 102,166 square feet (2.34 acres). The request is to designate the Property as part of the SMART Corridor Subzone of the Rapid Transit Zone and assign the applicable permitted uses and development regulations in accordance with Sections 33C-3.3 and 33C-3.8 of the Miami-Dade County Code. The proposed project consists of a mixed-use residential and commercial development with two towers to be constructed in two phases: Phase 1 includes a tower of approximately 31 stories with 415 residential units, and Phase 2 includes a second tower of approximately 33 stories with 378 residential units. 10:45am Z2025000242 - Res-Des Palmetto, LLC (the “Applicant”) seeks Administrative Site Plan Review (ASPR) for the property located at 7701 NW 79 Avenue, identified by Miami-Dade County Property Appraiser Folio No. 22-3010-010-0010, and consisting of approximately 17.9 acres. The application proposes a mixed-use development within the Rapid Transit Zone (RTZ) Palmetto Station Subzone, consisting of approximately 1,141 residential units, including workforce and affordable housing, as well as a multi-level parking garage. 11:00am Z2025000267 - LCD Acquisitions, LLC (the “Contract Purchaser”), seeks approval of a Special Exception for a General Development Plan to designate the property located at 1250 S. Dixie Highway, within the City of Coral Gables, as part of the Coral Gables/University Station Subzone of the Rapid Transit Zone, and to assign the applicable permitted uses in accordance with Section 33C-18 of the Miami-Dade County Code. The Property is situated on the west side of S. Dixie Highway (US-1) directly across from the University Metrorail Station, is identified by Miami-Dade County Property Appraiser Folio No. 03-4130-004-0010 and consists of approximately 137,857 square feet (3.16 acres). The site is currently improved with a shopping center and surface parking lot, originally constructed circa 1953. The Applicant proposes a mixed-use residential and commercial development consisting of approximately 393 residential units with a maximum building height of approximately 102 feet (nine stories). The proposed development is intended to promote a live-work-study environment within walking distance of the University of Miami, the University Metrorail Station, and The Underline.
