Public Hearing M I A M I - D A D E C O U N T Y COMMUNITY ZONING APPEALS BOARD 14 Will hold a public hearing on the following zoning applications on March 11, 2026, at 6:30p.m. at William F. Dickinson Community Center, 1601 N. Krome Avenue, Homestead, FL 33030. T H I S I S A N I N - P E R S O N M E E T I N G APPLICANT: LIRIDA CUADOT Z2025000165 The application is to allow two existing terrace additions to a single- family residence to be located closer to the side street property line than required by Code. Additionally, the application seeks to allow an existing detached shed structure and swimming pool to be located closer to the rear, interior side and side street property lines than required by Code. Additionally, the application seeks to waive the zoning regulation requiring that no fence or wall exceed 2.5’ in height when adjacent to a right of way. 1) NON-USE VARIANCE to permit existing terrace #1 addition to setback a minimum of 7’-6” (15’ required) from the side street (east) property line. 2) NON-USE VARIANCE to permit existing terrace #2 addition to setback a minimum of 11’-4” (15’ required) from the side street (east) property line. 3) NON-USE VARIANCE to permit an existing swimming pool to setback 14’-4” (15’ required) from the side street (east) property line. 4) NON-USE VARIANCE to permit an existing detached shed to setback 2’-2” (5’ required) from the rear (north) property line, and to setback 1’-6” (5’ required) from the interior side (west) property line. 5) NON-USE VARIANCE to waive the zoning regulation requiring that no fence or wall exceed 2.5’ in height when located within 10’ of a driveway leading to a right of way; to permit an existing 6’ solid fence and a proposed 11’-9” x 6’ aluminum rolling gate within the safe sight distance triangle along the side street (east) property line. Plans are on file and may be examined in the Department of Regulatory and Economic Re-sources, entitled, “Zoning Hearing Legalization of Two attached Metal Roof, Shed and New Rolling Gate”, as prepared by LMU Engineering, LLC., dated stamped received 10/24/2025 and consisting of a total of 5 sheets.
