Public Notice The Miami-Dade County Developmental Impact Committee Lower Council will review the following applications on Wednesday, December 10, 2025, starting at 10:00am. The review will be held virtually utilizing communications media technology. Interested parties who wish to speak on an application or submit documentation, please contact Elizabeth C. Alvarez, AICP at 305- 375-2678 or via email at elizabeth.alvarez3@miamidade.gov. The applications to be reviewed are as follows: DIC Zoning 10:00am Z2025000183 - Homestead Office, LLC. (“the Applicant”) is requesting to rezone two (2) parcels identified by folio 30-7904-000-0510 with a total of 4.02 acre and folio 30-7904-001-0480 with 2.061 acres from BU-1 and RU-1 to Leisure City Community Urban Center (LCUC). The approximately 6.08-acre property located southeast of the intersection of SW 288th Street and SW 157th Avenue. As part of this application, the applicant also seeks to amendment of the LCUC District Sub-district Regulating Plan to designate the Property as Center Sub-district and amendment of the LCUC Land Use Regulating Plan to designate the Property MC - Mixed Use Corridor. 10:30am Z2021000031 - Kendall Associates I, LLLP; 9800 Calusa Club Drive, LLC; and Home at 9810, LLC (the “Applicants”) are requesting a rezoning of the subject property from GU (Interim Zoning) and EU-M (15,000 square foot lots) to PAD (Planned Area Development). The subject property is located at 9400 SW 130 Avenue, 9800 and 9810 East Calusa Club Drive, Miami-Dade County, Florida. Additionally, the application seeks approval for the excavation of new lakes, for the filling of existing lakes, to provide for less private open space than required on certain lots, to permit street trees to be located farther back than required from edge of the roadway or sidewalk or to be located on private and common open space, to provide more lawn area than permitted, to allow the residences to be located on private drives and to waive the required dedication for SW 132 Avenue and SW 96 Street. The Property consists of approximately 169.27 acres, the majority of which is vacant land. The Property also includes two lots at 9800 and 9810 East Calusa Club Drive. The proposed development consists of a single-family detached residential community with a total of 540 homes. Application Z2021000031 was previously approved by the Board of County Commissioners on November 17, 2021. Such approval was appealed and ultimately quashed by the appellate court on grounds related to procedural due process.
