Under and by virtue of the Power of Sale contained in a Security Deed given by SAM GA 4, LLC to Mortgage Electronic Registration Systems, Inc., as nominee for RCN Capital LLC (the Secured Creditor), dated March 20, 2024, and Recorded on March 27, 2024 as Book No. 11823 and Page No. 310, Bibb County, Georgia records, conveying the after-described property to secure a Note of even date in the original principal amount of $110,400.00, with interest at the rate specified therein, as last assigned to Wilmington Savings Fund Society, FSB, not in its individual capacity but solely as Trustee for Ibis Holdings A Trust by assignment that is or to be recorded in the Bibb County, Georgia Records, there will be sold by the undersigned at public outcry to the highest bidder for cash at the Bibb County Courthouse within the legal hours of sale on the first Tuesday in APRIL, 2026, the following described property: The land referred to herein below is situated in the County of Bibb, State of Georgia, and is described as follows: All that tract or parcel of land situate, lying and being in Land Lot 111 of the 4th Land District of Macon-Bibb County, Georgia, being known and distinguished as No. 14 in Block A of Summer Hill Subdivision, being more particularly described according to plat of record in Plat Book 27, Page 31, Clerk's Office, Bibb Superior Court, which said plat is by this reference thereto incorporated herein for the purpose of a more particular and accurate description of said Lot No. 14 hereby conveyed. There are improvements taxed thereon known under the present system of numbering as 4382 Summerhill Drive, Macon, Bibb County, Georgia. The property hereinabove described and conveyed is one of the same and identical property conveyed to the Max Properties, LLC by Dina Properties, LLC by Limited Warranty Deed dated November 24, 2020 and recorded in Deed Book 10736, Page 45, Clerk's Office, Bibb Superior Court. This conveyance is made subject to all zoning ordinances, conditions, easements, restrictions and covenants of record including but not limited to a drainage easement as shown on the subdivision plat. Tax ID: M083-0032 The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed.
