NOTICE OF SALE UNDER POWER STATE OF GEORGIA BIBB COUNTY By virtue of a power of sale contained in a certain security deed from Kelvin Stephens to Centex Home Equity Corporation and recorded in Deed Book 5018, Page 245, Bibb County, Georgia records given to secure a note in the original amount of $44,800.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of BIBB COUNTY, Georgia, or at such place as has or may be lawfully designated as an alternative location within the legal hours of sale on the first Tuesday in February, 2026, to wit: February 03, 2026, the following described property: All that tract or parcel of land lying and being in the East Macon District of Bibb County, Georgia and being known and designated as Lot 7 in a subdivision of Land Lot 98 of said District and lying on the southwestern side of the Macon-Jeffersonville Public Road, according to a plat made by J.T. Minor in October 1925; said lot fronting northeast on the Macon-Jeffersonville Public Road 104 feet; and extending back with uniform width 421 feet on its northwestern side and 417 feet on its northeastern side, as more fully appears by reference to said subdivision plat. The above described property being the same as was deed by R.A. Hightower to Mrs. Bertha Lefters Duggan on August 20, 1928, and of record in the Clerk's Office of Bibb Superior Court, in Deed Book 348, page 311. Being real property commonly known as 3761 Jeffersonville Road, Macon, GA 31217. The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney's fees (notice of intent to collect attorney's fees having been given). Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.
