STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by SANDRA C WILLIAMS to MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC. SOLELY AS GRANTEE, AS NOMINEE FOR ATLANTIC SOUTHERN BANK in the original principal amount of $55,967.00 dated April 13, 2010, and recorded in Deed Book 8278, Page 8, Bibb County records, said Security Deed being last transferred to SELECT PORTFOLIO SERVICING, INC. in Deed Book 11719, Page 208, Bibb County records, the undersigned will sell at public outcry to the highest bidder for cash, before the United Building in Central City Park in said County, or at such other place as lawfully designated, within the legal hours of sale, on 2/3/2026, the property in said Security Deed and described as follows: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN LAND LOT 154, 4TH LAND DISTRICT, BIBB COUNTY, GEORGIA, BEING PART OF LOT 14 IN BLOCK LOT THE HALLWOOD SUBDIVISION, ACCORDING TO A PLAT RECORDED IN PLAT BOOK 21, PAGE 183, CLERK'S OFFICE, BIBB SUPERIOR COURT, AND BEING MORE PARTICULARLY DESCRIBED AS FOLLOWS: BEGINNING ON THE NORTH LINE OF HALLWOOD CIRCLE AT AN IRON PIN MARKING THE SOUTHWEST CORNER OF SAID LOT 14 AND RUNNING THENCE IN A NORTHEASTERLY DIRECTION ALONG HALLWOOD CIRCLE, TO THE IRON PIN MARKING THE SOUTHEAST CORNER OF SAID LOT 14 (SAID IRON PIN BEING 60 FEET FROM THE POINT OF BEGINNING MEASURED ON THE CHORD); THENCE NORTH ALONG THE LINE SEPARATING LOT 14 FROM 13, 100 FEET TO AN IRON PIN; THENCE WEST ALONG THE NORTH LINE OF LOT 14, 144.1 FEET TO AN IRON PIN; THENCE SOUTH 37 DEGREES 4 MINUTES EAST, 110.4 TO AN IRON PIN; AND THENCE SOUTH 38 DEGREES 17 MINUTES EAST, 37.0 FEET TO THE POINT OF BEGINNING; SAID LOT BEING PART OF THE PROPERTY CONVEYED TO MRS. HALL BY DEED RECORDED IN BOOK 793, PAGE 280, CLERK'S OFFICE, BIBB SUPERIOR COURT. UNDER THE PRESENT NUMBERING SYSTEM THIS PROPERTY IS KNOWN AS 3361 HALLWOOD CIRCLE, MACON, GEORGIA. Said property being known as: 3361 HALLWOOD CIRCLE, MACON, GA 31204 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are SANDRA C WILLIAMS or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above.
