NOTICE OF SUMMONS BY PUBLICATION OF VERIFIED COMPLAINT FOR DECLARATORY RELIEF FILED BY PLAINTIFFS HARLAN STEPHEN PATTERSON and BONNIE PATTERSON MORENO f/k/a BONNIE LYNN PATTERSON MORENO IN THE SUPERIOR COURT OF BIBB COUNTY, GEORGIA, CIVIL ACTION FILE NO. 2025-CV-083959 REGARDING THAT CERTAIN REAL PROPERTY COMMONLY KNOWN AS 4444 S. BEACHWOOD DRIVE, MACON, BIBB COUNTY, GEORGIA, PARCEL NO. M043-0036, AS DESCRIBED AS IN DEED BOOK 8569, PAGES 371-373, BIBB COUNTY, GEORGIA RECORDS (THE "SUBJECT PROPERTY") To: JASON NWOSU and/or any other occupant/tenant/resident or purported owner of the Subject Property, pursuant to O.C.G.A. §§ 9-11-4(f)(1)(B), this shall serve as notice to all of the above individuals and entities with an interest in the Subject Property that on October 28, 2025, Plaintiffs HARLAN STEPHEN PATTERSON and BONNIE PATTERSON MORENO f/k/a BONNIE LYNN PATTERSON MORENO filed a Verified Complaint for Declaratory Relief in a civil action styled HARLAN STEPHEN PATTERSON and BONNIE PATTERSON MORENO f/k/a BONNIE LYNN PATTERSON MORENO v. JASON NWOSU in the Superior Court of Bibb County, Civil Action No. 2025-CV-083959 currently pending before the Hon. Philip T. Raymond, Chief Judge. The Civil Action seeks a judicial declaration that Plaintiffs did not execute a fraudulent warranty deed for the Subject Property recorded on October 9, 2025 in Deed Book 12271, Pg. 5-7, Bibb County, Georgia records and that the Plaintiffs remain the rightful title owners of the Subject Property. By this Notice, all individuals or entities with an interest in the Subject Property are hereby commanded to file with the Clerk of Superior Court, Erica Woodford, 601 Mulberry Street, Suite 216, Macon, Bibb County, Georgia 31201, and serve upon the Plaintiffs' attorney, Dean R. Fuchs, Esq., 260 Peachtree Street, NW, Suite 2700, Atlanta, Georgia 30303, an Answer within 60 days of the date of the order authorizing service by publication.
