NOTICE OF SALE UNDER POWER STATE OF GEORGIA BIBB COUNTY By virtue of a power of sale contained in that certain security deed from Divino Properties, LLC to WILDCAT LENDING FUND TWO, LP, dated January 22, 2024 and recorded on January 31, 2024 in Deed Book 11783 Pages 184-200, in the Office of the Clerk of Superior Court of Bibb County, Georgia, said Security Deed having been given to secure a note in the original principal amount of $50,000.00 with interest thereon as provided therein, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of FULTON COUNTY, Georgia, or such other location within the legal hours of sale on the first Tuesday in January, 2026, to wit: January 6, 2026, the following described property: All that tract or parcels of land lying and being in the East Macon District of the City of Macon, Bibb County, Georgia, and being known and designated as Lot 11, Block B, of the Luther Williams Property in North Highlands, according to a plat recorded in Plat Book 3, Page 167, being retraced in Plat Book 8, Pages 63A and 63B, Clerk's Office, Bibb Superior Court. Said plat is incorporated herein for purpose of a more complete and accurate description of the location, size, shape, metes, bounds and dimensions of said property. Parcel No. R063-0119 SUBJECT TO ALL RESTRICTIONS, COVENANTS AND EASEMENTS OF RECORD OR EVIDENCED BY USE. The debt secured by the above-referenced security deed has been declared due because of the default in the payment of said debt per the terms of the note and other possible defaults by the borrower or the successor thereto. The debt remaining in default, this sale will be made for the purpose of paying the debt and all expenses of this sale including attorney's fees (notice of intent to collect attorney's fees having been given). Said sale will be made subject to the following items which may affect the title to said property: All restrictive covenants, easements and rights-of-way appearing of record, if any; all zoning ordinances; matters which would be disclosed by an accurate survey or by an inspection of the property; all outstanding or unpaid bills and assessments for street improvements, curbing, garbage, water, sewage and public utilities which may be liens upon said property; and any outstanding taxes, assessments and other liens superior to the security deed being foreclosed hereby. To the best knowledge and belief of the undersigned, the above-described property is in the possession of the borrower and/or other persons with the consent and acquiescence of the borrower.
