STATE OF GEORGIA COUNTY OF BIBB NOTICE OF SALE UNDER POWER Pursuant to the power of sale contained in the Security Deed executed by WILLIAM M C. BAILEY, JR. AND WANDA L. BAILEY to BANK OF AMERICA, N.A. in the original principal amount of $101,441.00 dated February 3, 2000, and recorded in Deed Book 4608, Page 20, Bibb County records, said Security Deed being last transferred to U.S. BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST in Deed Book 11970, Page 41, Bibb County records, the undersigned will sell at public outcry to the highest bidder for cash, before the United Building in Central City Park in said County, or at such other place as lawfully designated, within the legal hours of sale, on 1/6/2026, the property in said Security Deed and described as follows: ALL THAT TRACT OR PARCEL OF LAND LYING AND BEING IN THE CITY OF MACON, BIBB COUNTY, GEORGIA, BEING ALL OF PARCEL G IN A RESUBDIVISION OF LOT NINETEEN (19) AND PART OF LOT SEVEN (7), BLOCK B OF THE FOREST HILL SUBDIVISION AS SHOWN BY A RESUBDIVISION PLAT RECORDED IN CLERK'S OFFICE, BIBB SUPERIOR COURT, IN PLAT BOOK 35, PAGE 90, AND BY A REVISION OF SAID PLAT RECORDED IN PLAT BOOK 34, PAGE 50, SAID CLERK'S OFFICE. SAID LOT HAS A FRONTAGE OF ONE HUNDRED FIVE (105.0) FEET ON THE SOUTH SIDE OF HEATHWOOD CIRCLE (FORMERLY LUNDY PLACE) AND RUNS BACK THEREFROM IN A SOUTHERLY DIRECTION TWO HUNDRED FIFTY-FIVE AND SEVEN-TENTHS (255.7) FEET ON ITS WEST LINE, TWO HUNDRED EIGHTY-FIVE AND EIGHT-TENTHS (285.8) FEET ON ITS EAST LINE AND HAS A MEASUREMENT OF ONE HUNDRED THIRTY-FIVE (135.0) FEET ON ITS REAR OR SOUTH LINE. THERE ARE IMPROVEMENTS LOCATED THEREON KNOWN AS 824 HEATHWOOD CIRCLE, MACON, GA 31210. THIS IS THE SAME PROPERTY DESCRIBED IN A WARRANTY DEED OF GIFT DATED DECEMBER 21, 1998, FROM WILLIAM H. JAMIESON TO WILLIAM H. JAMIESON AND EVELYN MAE JAMIESON AS JOINT TENANTS WITH THE RIGHT OF SURVIVORSHIP, RECORDED IN DEED BOOK 4334, PAGE 38, SAID CLERK'S OFFICE. Said property being known as: 825 HEATHWOOD CIR, MACON, GA 31210 To the best of the undersigned's knowledge, the party or parties in possession of said property is/are WILLIAM M C. BAILEY, JR. AND WANDA L. BAILEY or tenant(s). The debt secured by said Security Deed has been and is hereby declared due and payable because of, among other possible events of default, failure to pay the indebtedness as provided for in the Note and said Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of sale, including attorney's fees (notice of intent to collect attorney's fees having been given). Said property will be sold subject to the following: (1) any outstanding ad valorem taxes (including taxes which are a lien, whether or not yet due and payable); (2) the right of redemption of any taxing authority; (3) any matters which might be disclosed by an accurate survey and inspection of the property; and (4) any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and matters of record superior to the Security Deed first set out above. Said sale will be conducted subject to the following: (1) confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) final confirmation and audit of the status of the loan with the holder of the Security Deed.
