NOTICE OF PUBLIC HEARING PLACER COUNTY PLANNING COMMISSION WHERE: Planning Commission Hearing Room - 3091 County Center Drive, Auburn, CA 95603 WHEN: September 24, 2026, 9:00 AM or as soon thereafter SUBJECT: Loomis Ranch Subdivision, Phases I and II – Final Map Modification (PLN24-00131), Mitigated Negative Declaration, Supervisorial District 3 NOTICE IS HEREBY GIVEN that the Planning Commission will conduct a public hearing at the above-referenced time and place to consider a request for modification to the approved Final Map for the Loomis Ranch Subdivision, Phases I and II. The requested modification consists of revisions to the recorded map to remove the Wetland Preservation Easement from Lots 7 and 11, facilitate enrollment of Lots 7 and 11 in the Placer County Conservation Program, and allow for construction of two access crossings to provide access to existing and proposed buildable areas located in the rear portions of the parcels. The subject properties are identified as Assessor's Parcel Numbers 030-030-068-000 (Lot 7) and 030-030-075-000 (Lot 11), consisting of approximately 4.7 acres and 4.5 acres, respectively. The properties are zoned RA-B-X 4.6 Ac. Min. (Residential Agriculture, combining a Minimum Building Site of 4.6-acres) and are located at 4865 Clover Ranch Road in the Loomis area of unincorporated Placer County. The Planning Commission will also consider adoption of a Mitigated Negative Declaration (State Clearinghouse No. 2026030857), erratum and Mitigation Monitoring and Reporting Program prepared for the project in accordance with Section 15070 of the California Environmental Quality Act Guidelines and Section 18.16.010 of the Placer County Environmental Review Ordinance (Placer County Code Chapter 18).
