NOTICE OF SALE NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-02447 BY VIRTUE of the decree heretofore granted in the case of: PNC Bank, National Association vs. Jason K. Hailey; The Village at Olde Town Community Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on August 3, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder: ALL that certain piece, parcel or lot of land, situate, lying and being in the Township of Bluffton, County of Beaufort, State of South Carolina, more particularly described as Lot 48, The Village at Olde Towne on that certain plat entitled Olde Towne Village, dated October 3, 1996, and prepared by Forrest F. Baughman, RLS No. 4922, which plat is recorded in the Office of the Register of Deeds for Beaufort County, South Carolina, in Plat Book 81 at Page 88. This being the same property conveyed to Jason K. Hailey by deed of William E. Hailey and Janice K. Hailey dated June 21, 2018, and recorded June 22, 2018, in Book 3678 at Page 360 in the Office of the Register of Deeds for Beaufort County, South Carolina. CURRENT ADDRESS OF PROPERTY: 8 Paddington Ln, Bluffton, SC 29910 TMS: R600 040 00B 0188 0000 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day. Deficiency judgment being demanded, the bidding will remain open for a period of thirty (30) days as provided by law. The Plaintiff may waive its right to a deficiency judgment prior to sale. The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 5.375%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions. The Honorable James J.
