Notice of Sale C/A No: 2026-CP-07-00217 BY VIRTUE OF A DECREE of the Court of Common Pleas for Beaufort County, South Carolina, heretofore issued in the case of Village Capital & Investment, LLC vs. Richard Douglas Wright, Jr, aka R Douglas Wright, Jr, Individually and as Personal Representative of the Estate of Richard Douglas Wright, Sr; Catherine Newcomb Powers aka Catherine N Powers; Sun City Hilton Head Community Association Inc. I the undersigned as Master-in-Equity for Beaufort County, will sell on August 3, 2026 at 11:00 AM at Beaufort County Court House, Beaufort, South Carolina 29902 to the highest bidder: Legal Description and Property Address: ALL THAT CERTAIN piece, parcel or lot of land, with residential improvements thereon, situate, lying and being in Del Webb's Sun City Hilton Head, Bluffton Township, Beaufort County, South Carolina, shown and described as Lot Number 62 that certain plat entitled "A Plat of Duke of Beaufort Village, Plat 4A (Lots 1-63)", prepared by Thomas & Hutton Engineering Co., Octavio Arango, SCRLS #12066, dated December 15, 1999, and recorded June 21, 2000 in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 75 at Page 12. For a more detailed description as to location, metes, bounds, distances, DIRECTION, ETC., REFERENCE MAY BE HAD TO PLAT OF RECORD. THIS BEING the same property conveyed unto Richard Douglas Wright, SR. by virtue of a Deed from Raymond L. Phillips and Nikki M. Phillips dated December 5, 2023 and recorded December 18, 2023 in Book 4297 at Page 0934 in the Office of the Register of Deeds for Beaufort County, South Carolina. THEREAFTER, Richard Douglas Wright, Sr.'s interest in the subject property was conveyed unto Village Capital and Investment LLC by Richard Douglas Wright, Jr. as Personal Representative of the Estate of Richard Douglas Wright, Sr., (Estate # 2025-ES-07-00476), pursuant to the probate of said Estate, and by virtue of a Deed of Distribution dated October 2, 2025 and recorded November 3, 2025 in Book 4479 at Page 2033 in the Office of the Register of Deeds for Beaufort County, South Carolina. 44 Zubler Street Bluffton, SC 29909 TMS# R600-021-00A-0340-0000 TERMS OF SALE: For cash. Interest at the current rate of 5.99% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for Beaufort County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Master-in-Equity for Beaufort County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
