NOTICE OF SALE 2025-CP-46-02563 BY VIRTUE of a decree heretofore granted in the case of: US BANK TRUST NATIONAL ASSOCIATION, NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR VRMTG ASSET TRUST against Lonnie D. Sims and The United States of America, acting by and through its agency, The Secretary of Housing and Urban Development, I, the undersigned Master in Equity for York County, will sell on August 3, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the Moss Justice Center, 1675 York Highway in York, South Carolina, 29745, to the highest bidder, the following described property, to-wit: THE LAND DESCRIBED HEREIN IS SITUATED IN THE CITY OF ROCK HILL, CATAWBA TOWNSHIP, COUNTY OF YORK, STATE OF SOUTH CAROLINA, AND IS DESCRIBED AS FOLLOWS: BEGINNING AT A STAKE ON THE SOUTHEASTERN SIDE OF GREEN STREET 272 FEET SOUTHWEST OF STATE STREET, AND RUNNING THENCE WITH GREEN STREET S. 46-50 W. 50 FEET TO A STAKE; THENCE S. 43-10 E. 163.5 FEET TO A STAKE; THENCE N. 46-50 E. 50 FEET TO A STAKE; THENCE N. 43-10 W. 163.5 FEET TO THE POINT OF BEGINNING. This is the same property conveyed to Martha D. Sims by Deed of Distribution of the Estate of John Hardy Sims recorded February 23, 2004 in Deed Book 6060 at page 111; thereafter, Martha D. Sims died testate on January 16, 2018 leaving the Property to her devisee, namely, Lonnie D. Sims, as set forth in that Deed of Distribution dated July 17, 2018, and recorded January 17, 2019 in Deed Book 17368 at Page 204. TMS No. 6000203040 Property Address: 467 Green Street, Rock Hill, SC 29730 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within twenty (20) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 5.5600%. THIS SALE IS SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES. No personal or deficiency judgment being demanded, the bidding will conclude at the fall of the gavel on the date of the sale. Compliance with the bid may be made immediately.
