STATE OF SOUTH CAROLINA IN THE COURT OF COMMON PLEAS COUNTY OF BEAUFORT C/A No: 2026-CP-07-00886 Linda Mastrone, Plaintiff, vs. Ryan Lynch; the South Carolina Department of Employment and Workforce; the South Carolina Department of Revenue, Defendants. LIS PENDENS Notice is hereby given that an action has been or within twenty (20) days will be commenced by Plaintiff above-named against the Defendants above-named for the foreclosure of a certain judgment filed on July 28, 2025, in the Beaufort County Clerk of Court's Office (Case No. 2025-CP-07-01798). The property covered and affected by said lien is described as follows: ALL that certain Apartment lying and being on Hilton Head Island, in Beaufort County, South Carolina, being known as APARTMENT 17A OF THE BROAD CREEK LANDING HORIZONTAL PROPERTY REGIME, and being more particularly shown and described by reference to the Master Deed of The Uniflex Corporation establishing said Horizontal Property Regime, said Deed being dated the 18th day of May, 1982, and recorded in the ROD Office for Beaufort County, South Carolina, in Deed Book 348 at Page 1074, and any amendments thereto. ALSO, all the rights, privileges and common elements appertaining to the above-described Apartment as set forth in the Master Deed and By-Laws of the Broad Creek Landing Horizontal Property Regime. THE within property is conveyed subject to all applicable obligations, restrictions, limitations, and covenants of record in the ROD Office for Beaufort County, South Carolina. This being the same property conveyed to Larry W. Clark, Sr. and Sandra L. Clark by Deed of Nancy A. Difiore, dated January 15, 1997, and recorded January 27, 1997, in Book 917 at Page 923, in the ROD Office for Beaufort County, South Carolina and by Certificate of Death for Larry W. Clark recorded on May 16, 2022, in Book 4146 at Page 1453 in the ROD Office for Beaufort County, South Carolina; being further the same property conveyed to Ryan Lynch by general warranty deed dated April 7, 2022, and recorded on May 16, 2022, in Book 4146 at Page 1456 in the ROD Office for Beaufort County, South Carolina. TMS No.: R550 014 000 0889 017A; Address: 17 Shipwatch Point, Unit 17-A, Hilton Head Island, SC 29938. SUMMONS YOU ARE HEREBY SUMMONED and required to answer the Complaint herein, a copy of which is herewith served upon you, or otherwise appear and defend, and to serve a copy of your Answer to the said Complaint upon the subscriber at his offices, 1201 Main Street, 22nd Floor (29201-3226), Post Office Box 11889, Columbia, South Carolina 29211-1889, within thirty (30) days after the service hereof (except as to the Defendant United States of America, if named, shall have sixty (60) days after the service hereof), exclusive of the day of such service; and if you fail to answer the Complaint within the time period aforesaid, or otherwise appear and defend, the Plaintiff in this action will apply to the Court for the relief demanded therein, and judgment by default will be rendered against you for the relief demanded in the Complaint.
