NOTICE OF SALE CIVIL ACTION NO. 2026CP0700156 BY VIRTUE of the decree heretofore granted in the case of: PennyMac Loan Services, LLC vs. Joshua W. Barnett; Rachael Jean Barnett; Picket Fences Community Homeowner's Association, the undersigned Master In Equity for Beaufort County, South Carolina, will sell on July 6, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder:
ALL that certain piece, parcel or lot of land, with all improvements thereon, lying and being in the Town of Port Royal, Beaufort County, South Carolina, described as Lot 113, on a plat entitled "Subdivision Plat Picket Fences Prepared for Pingree Wallace Property LLC, Port Royal Island, Beaufort County, South Carolina" dated February 9, 2000, prepared by David E. Gasque, RLS, and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 75 at Page 142. For a more complete description as to said property, reference may be had to the above-mentioned plat of record and to an individual plat recorded in the Beaufort County records in Plat Book 162 at Page 51.
This property is subject to those restrictions and covenants applicable to this property as recorded in the Office of the Register of Deeds for Beaufort County, South Carolina.
This being the same property conveyed to Joshua W. Barnett and Rachael Jean Barnett, as joint tenants with right of survivorship, by deed of Caleb Patrick Marshall and Jennifer Diane Marshall dated July 19, 2023, and recorded July 20, 2023, in Book 4260 at Page 822 in the Office of the Register of Deeds for Beaufort County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 6.124%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
