NOTICE OF SALE NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-01972 BY VIRTUE of the decree heretofore granted in the case of: Lakeview Loan Servicing, LLC vs. Nina Marie Johnson-Pitt; Chad A. Pitt; The United States of America, acting by and through its Agency, The Secretary of Housing and Urban Development, the undersigned Master In Equity for Beaufort County, South Carolina, will sell on July 6, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder: All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being on Lady's Island, Beaufort County, South Carolina, being more particularly shown and delineated as "PARCEL 1A, 43318.4 Sq. Feet, 0.99 Acres" on that certain plat entitled "SUBDIVSION SHOWING PARCELS 1A & 1B, TAX PARCEL R200-006-000-0047A, prepared for Jere Neale", dated March 13, 2020, and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 158 at Page 180. For a more complete description as to metes, bounds, courses and distances, reference may be had to the above stated plat of record. SUBJECT to all applicable Restrictions, Covenants, Easements and/or Rights-of-Way recorded in the Office of the Register of Deeds for Beaufort County, South Carolina. This being the same property conveyed to Chad A. Pitt and Nina Marie Johnson-Pitt, as joint tenants with right of survivorship, by Deed of Jerelyn A. Neale dated May 9, 2022 and recorded July 18, 2022, in Book 4165 at Page 551 in the Office of the Register of Deeds for Beaufort County, South Carolina. CURRENT ADDRESS OF PROPERTY: 6 Laurel Hill Lane, Beaufort, SC 29907 TMS: R200 006 000 0805 0000 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day. No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately. The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 7.125%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances. The United States of America, acting by and through its Agency, The Secretary of Housing and Urban Development, waived in writing any federal right of redemption under 28 U.S.C. § 2410(c).
