By virtue of a decree heretofore granted in the case of Nicolet National Bank against Chad T. Zehms, I, the undersigned Master in Equity for Beaufort County, will sell on Monday, July 6, 2026 at 11:00 a.m., at the Beaufort County Courthouse, 102 Ribaut Street, Beaufort, South Carolina, to the highest bidder:
All that certain piece, parcel or lot of land lying and being in Bluffton, Beaufort County, South Carolina, being shown and described as Lot 301 Pinecrest Subdivision; having dimensions, metes and bounds as shown on the plat entitled "A Plat of Pinecrest Phase II, Beaufort County, South Carolina", said plat being dated January 14, 2003, last revised October 8, 2003, prepared by Thomas & Hutton Engineering Co., Savannah, Georgia, Boyce L. Young, SCRLS No. 11079, and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 95 at Page 195. For a more detailed description as to the courses, metes and bounds of the above mentioned lot, reference is had to said plat of record.
Subject, however, to all applicable covenants, restrictions, easements, etc., of record.
This being the same property conveyed to Chad Zehms by deed from Luigi Florio dated November 12, 2021, recorded on November 22, 2021 in Book 4086 at Page 1667 in the Office of the Register of Deeds for Beaufort County, South Carolina.

SUBJECT TO ASSESSMENTS, Beaufort COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND ANY OTHER SENIOR ENCUMBRANCES, INCLUDING THE FIRST MORTGAGE OF MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., AS NOMINEE FOR SYNOVUS BANK, FILED IN THE REGISTER OF DEEDS FOR BEAUFORT COUNTY ON NOVEMBER 22, 2021 IN BOOK 4086 AT PAGE 1670. THEREAFTER, PURPORTEDLY ASSIGNED TO ARVEST BANK ON FEBRUARY 19TH, 2026.
TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at the conclusion of the bidding, Five per cent (5%) of the bid in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Master in Equity may resell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder.)
As a deficiency judgment is demanded, the bidding will remain open for a period of 30 days after the date of sale as provided by law in such cases.
Purchaser to pay for preparation of the Master in Equity's deed, documentary stamps on the deed, recording of the deed, and interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 9.50% per annum.
