You are hereby summoned and required to Answer the Complaint in this action, a copy of which was duly filed in the office of the Clerk of Court of Common Pleas of Beaufort County, SC, on April 20, 2026; and to serve a copy of your Answer to the Complaint on the subscriber at his office at 800 Congress St, Beaufort, SC 29902, within thirty (30) days after the service hereof, exclusive of the day of service; and if you fail to answer the complaint within the time aforesaid, the Plaintiff in this action will apply to the Court and judgment by default will be rendered against you for the relief demanded in the Complaint.

TAKE NOTICE that the Summons, Lis Pendens (Notice of Pendency of Action), Complaint, Order Appointing Guardian ad Litem Nisi, Order of Publication and Notice to Defendants and Persons Under Disability were filed in the office of the Clerk of Court of Beaufort County, SC on April 20, 2026, and on April 22, 2026, Cherese T. Handy, 1011 Bay St, Suite 2B, Beaufort, SC 29902 was appointed Guardian ad Litem Nisi.

Notice is hereby given that an action has been commenced and is now pending in this Court upon the Complaint of the above Plaintiffs against the Defendants to determine ownership of the real property located in Beaufort County, SC and described on Attachment A hereto.
ATTACHMENT A
ALL that parcel of real property situate on St. Helena Is. in Beaufort County, SC containing one acre, more or less, that is described as to metes, courses, bounds and is designated as Lot 3 on a plat prepared by Zyad Khalil, SCRLS, on July 2, 1996, which plat is recorded in Plat Book 57 at Page 19 in the Office of the Register of Deeds for Beaufort County, SC; TOGETHER with the right of ingress and egress and the right to install and maintain utilities over, across, and under the twenty-two foot wide road designated as Anna Estate Road on Lot 1 and Lot 2 and the Lot of Joe Simmons as they are described on Plat Book 57 at Page 19; SUBJECT TO, the right of ingress, egress, and the right to install and maintain utilities over, across and under the portion of Anna Estate Rd described across Lot 3 in favor of Lots 2, 4, 5, and the 2.747 acres, all as described on Plat Book 57 at Page 19.
This being the same real property conveyed to Izella Simmons in Record Book 884 at Page 1238 recorded August 28, 1997 and Record Book 974 at Page 1872 recorded September 17, 1997.
