NOTICE OF SALE NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-01741 BY VIRTUE of the decree heretofore granted in the case of: Selene Finance, LP vs. Jennifer Ann Taylor, Trustee of the J. Taylor Family Trust dated September 12, 2018; Jennifer Ann Taylor, the undersigned Master In Equity for Beaufort County, South Carolina, will sell on May 4, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder: ALL that certain piece, parcel or lot of land, situate, lying and being on Lady's Island in Beaufort County, South Carolina being shown and designated as Lot 9 and Lot 10, Country Club Section, Pleasant Point Plantation Subdivision on a plat prepared by David E. Gasque, RLS, dated February 20, 2012, and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Record Book 3138 at Page 928. For a more complete description as to metes and bounds, courses and distances, reference may be made to the aforementioned plat of record. This property is subject to all applicable covenants, conditions, restrictions, easements, affirmative obligations, etc., as recorded in the Office of the register of Deeds for Beaufort County, South Carolina. This being the same property conveyed to Jennifer Ann Taylor, Trustee of the J. Taylor Family Trust dated September 12, 2018, by Deed of Nicky Buchanan and Melanie Buchanan dated September 21, 2018 and recorded October 24, 2018 in Book 3709 at Page 3372 in the Office of the Register of Deeds for Beaufort County, South Carolina. CURRENT ADDRESS OF PROPERTY: 3 Sussex Ct, Beaufort, SC 29907 TMS: R200 009 00A 0086 0000 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day. No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately. The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 2.25%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
