NOTICE OF SALE Under the authority and direction of a Judgment of Foreclosure and Sale in Queens Grant Regime, III, Inc. v. Barry D. Kampe, Floy W. Kampe, Truist Bank and Unlock Partnership Solutions, Inc., Civil Action No. 2025-CP-07-02522, dated March 26, 2026, I will offer for sale at Public auction at the Beaufort County Courthouse, 102 Ribaut Road, Beaufort, South Carolina, to the highest bidder, for cashier's check (or equivalent), on Monday, May 4, 2026, during the legal hours of sale beginning at 11:00 a.m., the following described property. ALL that certain Apartment, lying and being in Palmetto Dunes on Hilton Head Island, Beaufort County, South Carolina, known as Apartment #216 of Queen's Grant Horizontal Property Regime No. III and being more particularly shown and described by reference to the Master Deed of Palmetto Dunes Resort, Inc., establishing said Horizontal Property Regime, said Deed being dated the 19th day of June, 1974, and recorded in the Beaufort County Record in Deed Book 222 at Page 945 and Plat Book 22 at Page 143, as amended in Deed Book 280 at Page 1768 and all further amendments. ALSO, all the rights, privileges and common elements appertaining to the above-described Apartment as set forth in the Master Deed described above. THIS CONVEYANCE IS MADE SUBJECT TO all other easements and restrictions of record and otherwise affecting the property. This being the same property conveyed to Barry D. Kampe and Floy W. Kampe by Deed of Kevin A. Tracey and Allison K. Tracey dated April 5, 2013, and recorded on April 10, 2013 in Book 3230 at Page 1965 in the Office of the Register of Deeds for Beaufort County, South Carolina. R520 012 000 0342 0216 CURRENT ADDRESS OF PROPERTY: 45 Queens Folly Road, Apt. 716 (mailing) Hilton Head Island, South Carolina 29928 Plaintiff having demanded a deficiency judgment, the bidding will remain open for 30 days after the date of sale. Plaintiff reserves the right to waive its right to a deficiency judgment prior to sale. If this right is waived, the bidding will not remain open. The Sale shall require the highest bidder, other than Plaintiff, to make a deposit of 5% of the bid. If Plaintiff is the successful bidder at the Sale, the amount due on its lien may be used. Should the person making the highest bid at the Sale fail to comply with the terms of his bid by depositing said 5%, then the premises shall be resold at such bidder's risk on the same sales date, or some subsequent date, as the selling officer may find convenient and advantageous. Should the last and highest bidder fail to comply with the terms of his bid within 30 days of final acceptance of his bid, then the selling officer shall re-advertise and resell the property under the same terms and at the bidder's risk on a subsequent sales day. Interest on the balance of the bid shall be paid to the date of compliance at 8% per annum. The Sale shall be subject to the first mortgage held by Truist Bank, the second mortgage held by Unlock Partnership Solutions, Inc., taxes and assessments, existing easements, easements and restrictions of record. Purchaser is to pay for the preparation of the deed, deed recording fees, and the costs of recorded the deed. The sale will not be held unless Plaintiff or its attorney is present at the Sale or has advised this office of its bidding instructions.
