NOTICE OF SALE NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-00410 BY VIRTUE of the decree heretofore granted in the case of: Lakeview Loan Servicing, LLC vs. Dylan James Anderson-Sogge; Spanish Moss Phase II Property Owners Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on April 6, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder: ALL that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being on Lady's Island, Beaufort County, South Carolina, being shown and designated as Lot 54 Spanish Moss Subdivision on a plat entitled "Spanish Moss Subdivision, Phase II, Prepared for Coastal Contractors" dated May 14, 2004, last revised April 5, 2006 and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 129 at Page 171. For a more complete description as to metes, bounds, courses and distances, reference may be made to the aforementioned plat of record. SUBJECT to all applicable covenants, restrictions, easements, and rights-of-way as may be recorded and amended in the Office of the Register of Deeds for Beaufort County, South Carolina. This being the same property conveyed to Dylan James Anderson-Sogge by deed of Zachary Michael McCarty dated October 1, 2022, and recorded October 7, 2022, in Book 4188 at Page 1165 in the Office of the Register of Deeds for Beaufort County, South Carolina. CURRENT ADDRESS OF PROPERTY: 51 Mary Elizabeth Dr, Beaufort, SC 29907 TMS: R200 006 000 0746 0000 TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day. No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately. The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 5.625%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
