BY VIRTUE of the decree heretofore granted in the case of: Carrington Mortgage Services, LLC vs. Luke James Anderson and The Reserve at Woodbridge Owners Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on April 6, 2026 at 11:00 AM at the Beaufort County Courthouse, 102 Ribaut Road, Room 212, Beaufort, SC 29902, to the highest bidder:
The land referred to herein below is situated in the County of Beaufort, State of South Carolina and is described as follows:
All that certain condominium unit located in Beaufort County, South Carolina described as Unit F111 The Reserve at Woodbridge Horizontal Property Regime, as more particularly shown and described in the Master Deed of The Reserve at Woodbridge Horizontal Property Regime established by Kings Summer Isles Apartments. LLC, pursuant to the South Carolina Horizontal Property Act. S.C. Code Sections 27-31-10 et. seq. (1976) and submitted by Master Deed dated May 15, 2006, recorded on May 16, 2006, in the Office of the Register of Deeds for Beaufort County, South Carolina in Book 2374 at Page 26 and Plat Book 113 at Page 127.
This being the same property conveyed to Luke James Anderson from Christopher A. Sluder and Brandy T. Sluder by deed dated March 6, 2023, recorded March 29, 2023, in Book 4228, Page 3262 in the Register of Deeds Office for Beaufort County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master in Equity, at conclusion of the bidding, five percent (5%) of his bid, in cash or equivalent, as evidence of good faith, same to be applied to the purchase price in case of compliance, but to be forfeited and applied first to costs and then to the Plaintiff's debt in the case of non-compliance. Should the last and highest bidder fail to comply with the other terms of the bid within thirty (30) days, then the Master in Equity may re-sell the property on the same terms and conditions on some subsequent Sales Day (at the risk of the said highest bidder). No personal or deficiency judgment being demanded, the bidding shall not remain open after the date of sale and shall be final on that date, and compliance with the bid may be made immediately. Purchaser to pay for documentary stamps on the Deed. The successful bidder will be required to pay interest on the amount of the bid from date of sale to date of compliance with the bid at the rate of 6.250% per annum. The sale shall be subject to taxes and assessments, existing easements and restrictions of record, and any other senior encumbrances. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale.
In the event an agent of Plaintiff does not appear at the time of sale, the within property shall be withdrawn from sale and sold at the next available sales date upon the terms and conditions as set forth in the Master in Equity's Order and Judgment of Foreclosure and Sale or such terms as may be set forth in a supplemental order.
This sale is subject to all title matters of record and any interested party should consider performing an independent title examination of the subject property as no warranty is given. Neither the Plaintiff nor its counsel make representations as to the integrity of the title or the fair market value of the property offered for sale.
