NOTICE OF SALE
NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-02378 BY VIRTUE of the decree heretofore granted in the case of: NFCU vs. Nickalous Eugene Powell; Jaylean A. Morales, the undersigned Special Referee for Beaufort County, South Carolina, will sell on April 1, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder:
ALL that certain piece, parcel, or lot of land, together with all buildings and improvements thereon, situate, lying, and being in the Laurel Bay Area, in Beaufort County, South Carolina, shown and described as Lot 5, Block A, Pinewood Subdivision, on that certain plat recorded in Plat Book 22 at Page 79 in the Office of the Register of Deeds for Beaufort County, South Carolina. For a more detailed description as to said Lot, reference may be had to that certain individual plat prepared by Neils Christensen, RLS, dated March 1, 1984, and recorded March 6, 1984, in Deed Book 389 at Page 1234 in the Office of the Register of Deeds for Beaufort County, South Carolina.
This being the same property conveyed to Jaylean A. Morales and Nickalous Eugene Powell by deed of Andrew H. Williams dated April 28, 2022, recorded on May 4, 2022, in Book 4142 at Page 2478 in the Office of the Register of Deeds for Beaufort County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Special Referee, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Special Referee may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 3.75%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
