Notice of Sale C/A No: 2025-CP-07-02038 BY VIRTUE OF A DECREE of the Court of Common Pleas for Beaufort County, South Carolina, heretofore issued in the case of Lakeview Loan Servicing, LLC vs. Candis Williams; Heritage at New Riverside Community Association, Inc.; The United States of America, by and through its Agency, the Department of Housing and Urban Development I the undersigned as Master-in-Equity for Beaufort County, will sell on April 6, 2026 at 11:00 AM at Beaufort County Court House, Beaufort, South Carolina 29902 to the highest bidder: Legal Description and Property Address: ALL THAT certain piece parcel or lot of land situate and being in Phase IA Heritage at New Riverside, Town of Bluffton, Beaufort County, South Carolina, being more particularly described as Lot 214 as shown on Plat entitled "A Plat of Phase 1A, Heritage at New Riverside, Town of Bluffton, Beaufort County, South Carolina," Sheet 1 of 1 said plat being prepared by Thomas & Hutton Engineering Co., Boyce L. Young, SCRLS No. 11079, dated March 13, 2006 and recorded in Plat Book 112, Page 137, Beaufort County Records. Said lot having such dimensions, metes and bounds of the above mentioned lot, reference is made to said plat of record. THIS BEING the same property conveyed unto Candis Williams from Kimberly Pennington by virtue of a Warranty Deed dated August 16, 2022, and recorded August 25, 2022, in Book 4176 at Page 2027 in the Office of Register of Deeds for Beaufort County, South Carolina. 64 Heritage Parkway Bluffton, SC 29910 TMS# R614-035-000-0067-0000 TERMS OF SALE: For cash. Interest at the current rate of 6.25% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for Beaufort County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Master-in-Equity for Beaufort County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. Since a personal or deficiency judgment is waived, the bidding will not remain open but compliance with the bid may be made immediately. Plaintiff may waive any of its rights prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property.
