NOTICE OF SALE CIVIL ACTION NO. 2025-CP-07-02062 BY VIRTUE of the decree heretofore granted in the case of: Lakeview Loan Servicing, LLC vs. Garry Wayne Hill, Jr.; The United States of America, acting by and through its Agency, The Secretary of Housing and Urban Development; Shadow Moss Property Owners Association, Inc., the undersigned Master in Equity for Beaufort County, South Carolina, will sell on March 2, 2026 at 11:00 AM, or on another date, thereafter as approved by the Court, at the Beaufort County Courthouse at 102 Ribaut Road, Beaufort, SC 29902, to the highest bidder:
ALL that certain piece, parcel or lot of land, known as Lot 459 lying and being in the Town of Port Royal, County of Beaufort, State of South Carolina, as shown and designated on a plat entitled "A SUBDIVISION PLAT SHADOW MOSS SUBDIVISION PHASE 11, PARCEL #4", prepared by Atlas Surveying, Inc., certified by Mark Ellis Lamb, Sr., SCRLS No. 23200, and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 149 at Page 6. For a more detailed description as to location metes, bounds, distances, direction, etc., reference may be had to said plat of record.
This being the same property conveyed to Garry Wayne Hill, Jr., by deed of Centex Homes dated May 16, 2019, and recorded June 6, 2019, in Book 3766 at Page 503 in the Office of the Register of Deeds for Beaufort County, South Carolina.

TERMS OF SALE: The successful bidder, other than the Plaintiff, will deposit with the Master In Equity, at conclusion of the bidding, five percent (5%) of its bid, in cash or equivalent to be applied to the purchase price in case of compliance, but in the case of non-compliance to be forfeited and applied first to the costs of sale and the balance of Plaintiff's debt. If the highest bidder fails to comply with the bid within thirty (30) days, the Master In Equity may re-sell the property on some subsequent sales day.
No personal or deficiency judgment being demanded, the bidding shall be final on the sale date, and the successful bidder may comply immediately.
The successful bidder shall pay all costs associated with recording the deed. The successful bidder will pay interest on the balance of the bid from sale date to compliance date at the rate of 4.5%. The sale shall be subject to taxes, assessments, easements and restrictions of record, and any senior encumbrances.
If an agent of Plaintiff does not appear at the sale, the property shall be withdrawn and sold at the next available sales date upon the same terms and conditions.
