NOTICE OF SALE 2024-CP-07-00013 BY VIRTUE of a decree heretofore granted in the case of: Federal Home Loan Mortgage Corporation, as Trustee for the benefit of the Seasoned Credit Risk Transfer Trust, Series 2018-2 against Anthony G. Bozzi aka Anthony Bozzi and Edgefield Holdings, LLC, I, the undersigned Master in Equity for Beaufort County, will sell on March 2, 2026, at 11:00 a.m., or on another date, thereafter as approved by the Court, at the County Courthouse in Beaufort, South Carolina, to the highest bidder, the following described property, to-wit: All that certain piece, parcel or lot of land, with improvements thereon, situate, lying and being on Port Royal Island, in Beaufort County, South Carolina, shown and designated as Lot 14, Block B of New Oaks Subdivision, on a plat of said subdivision recorded in the Register of Deeds Office for Beaufort County, South Carolina in Plat Book 12 at Page 79. For a more complete description as to metes, bounds, courses and distances, reference is made to an individual plat prepared by Zyad A. Khalil, R.L.S., a copy of which is recorded with the Register of Deeds Office for Beaufort County, South Carolina in Record Book 96 at page 94 Being the same property conveyed to Anthony G. Bozzi by deed of William A. Lancaster and Elizabeth P. Lancaster, dated December 13, 2001 and recorded December 18, 2001 in Deed Book 1513 at Page 2578. TMS No. R120 007 000 0611 0000 Property Address: 610 Mystic Drive East, Beaufort, SC 29902 TERMS OF SALE: The successful bidder, other than the plaintiff, will deposit with the Master in Equity at conclusion of the bidding, five per cent (5%) of said bid, in cash or equivalent, as evidence of good faith, same to be applied to purchase price in case of compliance, but to be forfeited and applied first to costs and then to plaintiff's debt in the case of noncompliance. Should the successful bidder fail or refuse to make the required deposit at time of bid or comply with the other terms of the bid within thirty (30) days, then the Master in Equity may resell the property on the same terms and conditions (at the risk of the said defaulting bidder). Should the Plaintiff, or one of its representatives, fail to be present at the time of sale, the property is automatically withdrawn from said sale and sold at the next available sales day upon the terms and conditions as set forth in the Judgment of Foreclosure and Sale or any Supplemental Order. The successful bidder will be required to pay for documentary stamps on the Deed and interest on the balance of the bid from the date of sale to the date of compliance with the bid at the rate of 4.5000%. THIS SALE IS SUBJECT TO ASSESSMENTS, COUNTY TAXES, EXISTING EASEMENTS, EASEMENTS AND RESTRICTIONS OF RECORD, AND OTHER SENIOR ENCUMBRANCES.
