Beaufort County NOTICE OF PUBLIC HEARING Zoning Board of Appeals Notice is hereby given that the Beaufort County Zoning Board of Appeals will hold a public hearing on Thursday, February 26, 2026, at 5:00 PM in the Council Chambers, 100 Ribaut Road, Beaufort, to consider the following applications: 1. Warren Simms is requesting a Variance to construct a house 20-feet from the OCRM Critical Line and for the house size to be larger than the average house size five houses left and right of the property. The property is located at 84 Crosstree Drive North, Hilton Head Island. The property acreage is 0.13 acre. The property is zoned WindMill Harbour Planned Unit Development (PUD. 2. Bill Kennedy is requesting a Special Use Permit for Lodging, to construct a ten (10) Room Inn. The property is located at 12 Chechessee Creek Drive, Bluffton. The property acreage is 3.083 acres. The property is zoned T2-Rural (T2R). Interested members of the public and adjoining landowners may appear at the public hearing, be heard, and submit evidence and written comments with respect to the application. Supporting documents are available for your review in the Beaufort County Planning & Zoning Department, Room 115.
