STATE OF SOUTH CAROLINA COUNTY OF BEAUFORT IN THE COURT OF COMMON PLEAS JUDGMENT ROLL NUMBER 2024CP0700038 NOTICE OF SALE TOUR DAUFUSKIE LLC and CHARLES ALLEN VS DAUFUSKIE VENTURES, LLC, JASON HIPSKIND, individually, PAMELA COBB, individually, DENA HIPSKIND, Individually, and BEAUFORT COUNTY, a political subdivision of the State of South Carolina Under and by virtue of Execution Against Property issued to me by the Clerk of Court for Beaufort County on the 1st day of May 2025 against Daufuskie Ventures LLC in the amount of $305,530.16, I will sell to the highest bidder at Public Auction, at Beaufort County Courthouse, Ribaut Road, Beaufort, South Carolina, at 11:00 a.m. on the 2nd day of March 2026, the following parcel described to-wit: ALL that certain lot, piece of parcel of land, lying and situate on Daufuskie Island, Beaufort County, South Carolina, designated as Parcel D of Lot 18 of Cooper River Plantation, containing one (1) acre, more or less, as more clearly defined on a plat by Niels Christenson dated March 11, 1982 and recorded in the Office of the Register of Deeds for Beaufort County, South Carolina in Plat Book 31 at Page 10. Said lot (parcel D) being more particularly described herein measures 150.00 feet on its NE and SW boundaries, 282.45 feet on its NW boundary and 279.3 feet on its SE boundary, all of which is more clearly shown by reference to the aforementioned plat. This being the identical property conveyed to OS Daufuskie Salts, LLC, a South Carolina Limited Liability Company by deed of David G. Moore dated December 17, 2014 and recorded on December 29, 2014 in Deed Book 3369 at page 3327 in the ROD Office for Beaufort County, South Carolina; and by Virginia M. Kurtz, individually and as Sole Remaining Trustee of the James H. Kurtz Revocable Trust dated February 13,1980, by deed dated December 18, 2014 recorded on December 29, 2014 in Deed Book 3369 at page 3324 in the ROD Office for Beaufort County, South Carolina. Property Address: 114 COOPER RIVER LANDING ROAD Tax Map Number: R800 024 000 114C 0000 Legal Description: POR LOT 18 COOPER RIVER PAR D PB 31 P 10 A deposit of five percent (5%) of the bid price in certified funds must be posted at the end of the day at the Initial Sale by any bidder other than the Judgment Holder. The Sale will remain open for Thirty (30) days as to all third-party bidders ("Upset Bid"). The Sale shall re-open at the Beaufort County Courthouse, Beaufort, South Carolina at 11:00 am on 1st day of April 2026, the Thirtieth (30th) day after the Initial Sale. If there is a successful bid when the sale re-opens on the 30th day, the successful bidder at the Upset bid must post a Five Percent (5%) deposit in certified funds by close of business day. The successful bidder shall have Thirty (30) days to comply with the balance of the bid with certified funds. Until the date of compliance, interest will be charged at the Judgment interest rate of 11.50% pursuant to §34-31-20(B). The deposit will be applied towards the purchase price unless the bidder defaults, in which case the deposit will be forfeited and paid to the judgment holder, less the Sheriff's fees and costs.
