. NOTICE OF MASTER'S SALE CIVIL ACTION No. 2025-CP-07-02096 BY VIRTUE OF A DECREE of the Court of Common Pleas for Beaufort County heretofore issued in the case of Haig Point Club and Community Association, Inc. vs. Phillip Shepperson; the undersigned Master-in-Equity will sell on March 2, 2026 at 11:00 a.m., at the Beaufort County Courthouse, City of Beaufort, South Carolina, to the highest bidder: ALL that certain piece, parcel or lot of land situate, lying and being at Haig Point, Daufuskie Island, Beaufort County, State of South Carolina known and designated as Lot No. 594, Phase XVII, on a plat as recorded in Plat Book 55 at Page 168, in the R.M.C. Office for Beaufort County, said property having such boundaries, metes, courses and distances as will be referenced in said plat more fully described. TOGETHER with an irrevocable, perpetual and transferable easement of ingress and egress to and from the property conveyed herein, over the roads and dock facilities designated and shown on that certain plat dated September 1, 1985, entitled "Plat of a Private Access Easement Owned by International Paper Realty Corporation of South Carolina" by Matthew M. Crawford, R.L.S., and recorded in Plat Book 33 at Page 108 in the Office of the Register of Deeds for Beaufort County, South Carolina on October 1, 1985, subject however to applicable user fees and regulations established by International Paper Realty Corporation, its successor or assigns. Property Address: 25 Freeport Drive, Daufuskie Island, South Carolina TMS #R800 022 00J 0032 0000 TERMS OF SALE: For cash. The successful bidder, other than Plaintiff, will deposit with the Master In Equity 5% on the amount of the bid (in cash or equivalent) which is to be applied on the purchase price upon compliance with the bid; in case of noncompliance within thirty (30) days after the sale, the deposit of 5% is to be forfeited and applied first to the costs of the action then to the Plaintiff's debt and the property re-advertised for sale upon the same terms at the risk of the former highest bidder. Purchaser to pay for deed preparation, documentary stamps on the deed and costs of recording the deed. Deficiency judgment is being sought and the bidding will remain open for a period of thirty (30) days from the date of sale. Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. In such event, the bidding will not remain open for thirty (30) days after the date of sale. Should the Plaintiff, Plaintiff's attorney or agent fail to appear on sales day, the property shall not be sold, but shall be re-advertised and sold at some convenient sales day thereafter when the Plaintiff, Plaintiff's attorney or agent is present. The sale shall be subject to real property taxes or special assessments constituting a lien on the property which are due and owing as of the date of the sale and easements and restrictions of record. The Plaintiff does not warrant its title search to purchasers at foreclosure sale or other third parties, who should have their own title search performed on the subject property. /s/ James J.
