ALL THAT certain parcel or lot of land, with improvements thereon, lying and being on Fripp Island, Beaufort County, South Carolina, being shown and designated as Lot 7, Block C, Subdivision 6 on a plat prepared by H.F. Wilson, Jr., Registered Engineer, for Fripp Island Resort, Inc., dated July 26, 1966, and recorded in Plat Book 16 at Page 3 in the Office of Register of Deeds for Beaufort County, South Carolina. For a more complete description of said lot, reference may be had to the above referred to plat of record.
THIS BEING the same property conveyed unto Kelly Bridges by virtue of a Quitclaim Deed from Bell Investment Company Inc. dated January 5, 2022, and recorded January 26, 2022, in Book 4108 at Page 2332 in the Office of the Register of Deeds for Beaufort County, South Carolina.

TERMS OF SALE: For cash. Interest at the current rate of 10.99% to be paid on balance of bid from date of sale to date of compliance. The purchaser to pay for papers and stamps, and that the successful bidder or bidders, other than the Plaintiff therein, will, upon the acceptance of his or her bid, deposit with the Master-in-Equity for Beaufort County a certified check or cash in the amount equal to five percent (5%) of the amount of bid on said premises at the sale as evidence of good faith in bidding, and subject to any resale of said premises under Order of this Court; and in the event the said purchaser or purchasers fail to comply with the terms of sale within Thirty (30) days, the Master-in-Equity for Beaufort County shall forthwith resell the said property, after the due notice and advertisement, and shall continue to sell the same each subsequent sales day until a purchaser, who shall comply with the terms of sale, shall be obtained, such sales to be made at the risk of the former purchaser. As a personal or deficiency judgment is demanded, the bidding will remain open for a period of thirty (30) days pursuant to the S.C. Code Ann. Section 15-39-720 (1976). Plaintiff may waive any of its rights, including its right to a deficiency judgment, prior to sale. Sold subject to taxes and assessments, existing easements and restrictions of record. Neither the Court, nor Plaintiff, nor Plaintiff's counsel makes any warranty of title or representations with regard to the condition or existence of any improvements on the subject property. Prospective bidders may wish to assess these matters to their satisfaction prior to sale.
