STATE OF SOUTH CAROLINA COUNTY OF BEAUFORT IN THE COURT OF COMMON PLEAS CIVIL ACTION NO. 2025-CP-07-01584 NOTICE OF SALE (Deficiency Waived) Lloyd W. Newton, Plaintiff, vs The Heirs at Law and the Estate of Wilhelmena Jinks, Melvenia McKinney A/K/A Melvenia Laverne Jinks McKinney and Melvenia L. McKinney, as agent through General Durable Power of Attorney for Wilhelmena Jinks, Jordan Jerome Jinks, Christy A. Jinks, Cynthia Habersham and Martha Cole, and all other persons unknown, having or claiming any right, title, interest in or lien upon the real property described in the Complaint herein, being designated collectively as JOHN DOE and SARAH ROE, including all minors, persons in the Armed Forces, insane persons and all other persons under any other disability who might have or claim to have any right, title, estate, interest in or lien upon the real property described in the Complaint herein, Defendants. By virtue of the Masters Report, Order and Decree for Foreclosure and Sale entered on the 20th day of November, 2025 and filed in the above captioned cause of action, I, the undersigned Master-in-Equity for Beaufort County, South Carolina, at 11:00 o'clock a.m. on Monday, January 5, 2025, will sell at public auction before the Beaufort County Courthouse door, in Beaufort, South Carolina, to the highest bidder, the following described real property, to-wit: Parcel One: All that certain piece, parcel or lot of land, situate, lying and being in the Northeast section of the Town of Yemassee, County of Beaufort, State of South Carolina, containing one tenth (1/10th) acre, more or less, and bounded as follows: Beginning at the point of the intersection of the property lines now or formerly of Green, Elmore and Jinks and running North 35 degrees and 15 minutes East a distance of 50 feet; thence South 61 degrees West a distance of 80 feet; thence South 35 degrees 15 minutes West a distance of 40 feet; thence North 68 degrees 15 minutes West a distance of 80 feet the point of beginning. R710 001 000 0016 0000 (Parcel One) AND ALSO Parcel Two: All that certain piece, parcel or lot of land, situate, lying and being in Sheldon Township, Beaufort County, South Carolina near the Town of Yemassee, being bounded and described as One Lot, bounded as follows, to-wit: to the North by lands now or formerly of Mary Polite, on the South by land now or formerly of Rebecca Black, on the East by lands now or formerly of Mary Polite, and the West by the right of way now or formerly of the A.C.L. Railroad, and measures on all sides Seventy-Five (75) feet. R710 001 000 0017 0000 (Parcel Two) TERMS OF SALE; FOR CASH. The Master-in-Equity will require a deposit of five (5%) percent of the amount bid, in cash, or equivalent, as evidence of good faith or bid will not be accepted and the premises will be immediately resold. The balance of the purchase price to be paid within THIRTY (30) days from and after the date of the sale specified above. In case of non-compliance with the bid within THIRTY (30) days after the date of sale, the deposit shall be forfeited and the property shall be re-advertised for sale upon the same terms and at the risk of the former highest bidder. The sale shall be made subject to existing easements and restrictions of record and to homeowners' assessments, if any, accruing subsequent to the date of the Master's Deed issued to the purchaser. Except as specifically stated above, the sale shall be made free and clear of the liens and interests of the parties to the action. The purchaser shall pay for documentary stamps on the deed, if any, and the costs of recording the deed.
