CITY OF FRESNO NOTICE OF ENVIRONMENTAL FINDING MITIGATED NEGATIVE DECLARATION: NOTICE IS HEREBY GIVEN THAT a Mitigated Negative Declaration has been prepared by the City of Fresno Planning and Development Department resulting from Initial Study and Environmental Assessment (EA) of the project described below: Environmental Assessment Nos. P24-01360 and P24-01364: Nicholas Crawford of Crawford Architecture & Planning filed Rezone Application No. P24-01364, Conditional Use Permit Application No. P24-01360, and related Environmental Assessment pertaining to ±1 acre of vacant property located on the south side of West Dakota Avenue, between North Pleasant and North Hughes Avenues. Conditional Use Permit Application No. P24-01360 requests authorization to construct a ±14,562 square-foot multi-unit residential development with 12 residential units, comprising 8 three-bedroom units and 4 two-bedroom units. In addition, the project consists of on and off-site improvements to be provided including landscaping and trees, trash enclosure, drive approach, curbs, gutters, and sidewalks. Rezone Application No. P24-01364 proposes to rezone the subject property from Residential Single-Unit, Medium Density/conditions of zoning (±1) to Residential Single-Unit, Medium Density (±1) in accordance with the Rezone Application.
