NOTICE OF ENVIRONMENTAL FINDING
MITIGATED NEGATIVE DECLARATION:
NOTICE IS HEREBY GIVEN THAT a Mitigated Negative Declaration has been prepared by the City of Fresno Planning and Development Department resulting from Initial Study and Environmental Assessment (EA) of the project described below:
Environmental Assessment Nos. P24-01360 and P24-01364: Nicholas Crawford of Crawford Architecture & Planning filed Rezone Application No. P24-01364, Conditional Use Permit Application No. P24-01360, and related Environmental Assessment pertaining to ±1 acre of vacant property located on the south side of West Dakota Avenue, between North Pleasant and North Hughes Avenues.
Conditional Use Permit Application No. P24-01360 requests authorization to construct a ±14,562 square-foot multi-unit residential development with 12 residential units, comprising 8 three-bedroom units and 4 two-bedroom units. In addition, the project consists of on and off-site improvements to be provided including landscaping and trees, trash enclosure, drive approach, curbs, gutters, and sidewalks. Rezone Application No. P24-01364 proposes to rezone the subject property from Residential Single-Unit, Medium Density/conditions of zoning (±1) to Residential Single-Unit, Medium Density (±1) in accordance with the Rezone Application.

ANY INTERESTED PERSON may comment on the above proposed environmental findings. Comments must be in writing and must state (1) the commenter's name and address; (2) the commenter's interest in or relationship to the project; (3) the environmental determination being commented upon; and (4) the specific reason(s) why the proposed environmental determination should or should not be made. Any comments may be submitted at any time between the publication date of this notice and on or before July 21, 2026, by 5:00 p.m. Your comments are welcomed and will be considered in the final decision.
