MITIGATED NEGATIVE DECLARATION: NOTICE IS HEREBY GIVEN THAT A MITIGATED NEGATIVE DECLARATION has been prepared by the City of Fresno Planning and Development Department resulting from an Initial Study and Environmental Assessment (EA) of the project described below: EA No. T-6419/P24-00449/P24-00452: Giannetta Engineering, on behalf of Gary McDonald Homes, has filed Plan Amendment-Rezone Application No. P24-00452, Vesting Tentative Tract Map No. 6419, and Planned Development Permit Application No. P24-00449 (Project) pertaining to ±8.47 acres of property located on the east side of North Portofino Drive, between East Copper Avenue and North Alicante Drive. The Project proposes to subdivide the property into a 53-lot single-unit residential development. The Project proposes to change the planned land use of the property from Commercial Community to Medium Density Residential and the corresponding zone district from CC to RS-5. The Project proposes to modify the RS-5 development standards to reduce minimum front yard, interior side yard, rear yard, street side yard, and garage to façade setbacks, a reduction in lot width and size, and an increase in maximum lot coverage.
