NOTICE OF PUBLIC HEARING
A Public Hearing is scheduled before the River Oaks Zoning Board of Adjustment (ZBA) at 6:30 P.M. on Monday, June 22, 2026 in the Council Chambers, located at 4900 River Oaks Blvd., to receive testimony regarding the following Appeal:

Legal Description: Parcel ID # 921212. Forest Acres Addition Lot 17B
Variance Request: Applicant is requesting a Variance from the River Oaks Zoning Ordinance as amended to build a 1,120 square foot Garage to within 10-feet of Hope Street in violation of Section 8 "R-1" Single-Family Residential District" specifically in Section 8.C "Development Regulations" # 3 "Front Yard" that requires a 40-foot setback from the prevailing edge of the street, which in this case is a corner lot with more than two frontages that the zoning administrator shall determine the minimum required second front yard setback, that based from the official city plat is a 20-foot setback. At minimum, an accessory building is permitted in the second front yard of a corner lot provided the setback from the prevailing edge of the street is a minimum of fifteen (15) feet.
