Notice of Public Hearing Contemplated Annexation Case No. AX-25-006 Notice is hereby given that public hearings will be held by the City Council of the City of Fort Worth, Texas, in the Council Chamber, New Municipal Office Building, 100 Fort Worth Trail, Fort Worth, Texas, at 6:00 p.m. on June 23, 2026. BEING a tract of land situated in the J.D. Morris Survey, Abstract Number 926 and the Heirs of Francisco Sanchez Survey, Abstract Number 2346, City of Fort Worth E.T.J., Parker County, Texas, being all of that tract of land described by deed to John Henry Dean III and Shirley Lawson Dean Foundation, recorded in Instrument Number 202507813, County Records, Parker County, Texas, being a portion of Interstate Highway 20 (a variable width right-of-way) and a portion of three tracts of land described by deed to State Highway Commission, recorded in Volume 172, Page 557 and Volume 584, Page 742 (Parcel 1 and 2), both of said County Records, and being more particularly described as follows: BEGINNING at the most easterly southeast corner of said Dean Foundation tract and being the north end of corner clip at the intersection the north right-of-way line of said Interstate Highway 20 and the west right-of-way line of F.M. 3325 (a variable width right-of-way, also known as Farmer Road); THENCE S 44°13'38"W, 104.98 feet, to the most southerly southeast corner of said Dean Foundation tract and the south end of said corner clip; THENCE S 05°25'12"E, 967.71 feet, to intersection of the south right-of-way line of said Interstate Highway 20 and the west right-of-way line of F.M. 1187 (a variable width right-of-way) and being the most northerly northeast corner of that tract of land described by deed to Beall – Dean Ranch, LTD., recorded in Instrument Number 202231052, said County Records; THENCE with said south right-of-way line, the following courses and distances: N 82°31'55"W, 623.94 feet, to the beginning of a curve to the right; With said curve to the right, an arc distance of 579.73 feet, through a central angle of 11°28'42", having a radius of 2893.79 feet, the long chord which bears N 76°46'29"W, 578.76 feet; N 70°58'18"W, 458.94 feet; N 78°34'12"W, 49.77 feet, to the northeast corner of that tract of land described by deed to J.H. Dean III Revocable Management Trust, recorded in Instrument Number 202508061, said County Records; N 75°44'34"W, 261.98 feet, to the northwest corner of said J.H. Dean III Trust tract; N 71°54'15"W, 295.68 feet; N 78°15'08"W, 401.38 feet; N 89°05'24"W, 145.25 feet; THENCE N 00°41'24"W, at 452.21 feet, passing the southwest corner of the aforementioned Dean Foundation tract and the southeast corner of that tract of land described by deed to Boswell Interests, LTD., recorded in Volume 1976, Page 331, said County Records, in all, a total distance of 3317.45 feet, to the northwest corner of Dean Foundation tract and the southwest corner of that tract of land described by deed to Geo Beggs Aledo Ranch, LP, recorded in Instrument Number 202043651, said County Records; THENCE N 89°25'09"E, 2680.56 feet, to the northeast corner of said Dean Foundation tract and the southeast corner of said Beggs tract, and being in the aforementioned west right-of-way line of F.M. 3325 (Farmer Road); THENCE with said west right-of-way line, the following courses and distances: S 01°03'30"E, 1028.07 feet, to the beginning of a curve to the left; With said curve to the left, an arc distance of 275.45 feet, through a central angle of 01°22'12", having a radius of 11519.16 feet, the long chord which bears S 01°44'04"E, 275.44 feet; S 02°25'21"E, 901.27 feet, to the beginning of a curve to the right; With said curve to the right, an arc distance of 344.93 feet, through a central angle of 01°44'01", having a radius of 11399.16 feet, the long chord which bears S 01°33'14"E, 344.92 feet; THENCE S 00°41'11"E, 370.73 feet, continuing with said west right-of-way line, to the Point of Beginning and containing 98,47,784 square feet or 226.074 acres of land more or less.
