On Monday evening, March 2, 2026, at 6:15 P.M. in the City Council Chambers, 2nd Floor, 200 South Main Street, Grapevine, Texas, the Board of Zoning Adjustment of the City of Grapevine will hold a public hearing to consider the following items:

Proposal: The request is for the following special exception to the Grapevine Comprehensive Zoning Ordinance 82-73: Section 43.E.3, Nonconforming Uses and Structures, which allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting special exceptions to Subsection 14.G.3., Width of side yard of Section 14, "R-12.5", Single-Family District and Subsection 42.D., Corner Lots of Section 42, Supplementary District Regulations to allow for the construction of a new single-family dwelling on a locally designated historic property. This request includes a 5-foot encroachment into the side yard setback along the western property line for a corner lot and a 3-foot encroachment into the side yard setback along the eastern property line.

The applicant is requesting special exceptions to Subsection B., Secondary Uses and Subsection 15.G.6, Minimum distance between buildings of Section 15, "R-7.5", Single-Family District Regulations to allow a secondary structure with an 8.5-foot encroachment into the eastern side yard setback for a building over 10 feet in height and to allow an 8.5-foot reduction in the minimum 10 feet distance between buildings.

The applicant is requesting special exceptions to Subsections 15.G.1, Depth of front yard and Subsection 15.G.2. Depth of rear yard of Section 15. "R-7.5", Single-Family District Regulations to allow a reduction to the minimum front yard setback from 30 feet to 20 feet and to reduce the minimum rear yard setback from 25 feet to 20 feet for a single-family residential lot.

Proposal: The request is for the following special exceptions to the Grapevine Comprehensive Zoning Ordinance 82-73: Section 43.E3, Nonconforming Uses and Structures allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting special exceptions to Subsection 27.F.4. Minimum open space, Subsection 27.F.6. Maximum impervious coverage, and Subsection 27.G.3. Minimum front yard, Subsection 27.H. Buffer area regulations of Section 27, "PO", Professional Office District Regulations and Section 53. Landscaping Requirements. The applicant is requesting special exceptions to reduce the required open space requirement, increase the maximum impervious coverage, reduce the required landscaping in the front yard setback, to reduce the minimum 25-foot buffer along the western property line to 4 feet, and to reduce minimum interior landscaping, perimeter landscaping, and non-vehicular open space requirements.

Proposal: The request is for the following special exception to the Grapevine Comprehensive Zoning Ordinance 82-73: Section 43.E.3, Nonconforming Uses and Structures allows the Board of Zoning Adjustment to approve the remodeling and/or enlargement of a nonconforming use. The applicant is requesting a special exception to Subsection 15.G.3, Width of side yard of Section 15, "R-7.5", Single-Family District Regulations to allow an existing dwelling to remain as developed, by reducing the minimum side yard setback from 6 feet to 4 feet along the western property line.
